1. if the plan is for each individual unit to have it's own residential trash tote
then each tenant would be responsible for getting tote to street for
collection. refuse trucks will not enter onto property because they would
then need to back out onto the street to exit.

The city of Bozeman and the State of Montana adopted the new ICC 2021
Building Codes Spring of 2022. The state adopted June 10th. City adoption
August 1st, 2022.

Resolution 4784 - Cash-in-Lieu of Parkland is acceptable for this project as it
is subsequent development. Current CILP value is $2.30/SF but is only an
estimate. CILP value is finalized at time of SP adequacy. Provide Parkland
Tracking Table showing parkland calculations and CILP Conversion and
provide a narrative addressing the criteria of Resolution 4784 with
application documents. Parkland was provided in Phase 3 at 6 du/acre; the
balance owed is 6 du/acre for compliance with 38.420.020.

A stormwater drainage plan was likely approved for the existing site, please
submit a copy of the approved report. The applicant must show how the site
fits within the previously approved design report and the increased runoff
must comply with all applicable current drainage design standards. Below I
have summarized the findings from a recent stormwater report which

analyzed the existing regional ponds. In a 2020 report by Confluence
Consulting named Cattail Creek Community Association - Cattail Creek
Stormwater Detention Ponds #1-3 and #5-7 60% Design information
regarding existing ponds in the subdivision will be important to consider for
the development of this site. As depicted in the development proposal,
stormwater flow from the Urban Villas lot will flow Northward and westward
to two existing detention facilities, DP.J00.00017 and DP.J00.00016, which
are labeled in the Confluence report as Basins #6 and #7. The Confluence
report states that these ponds (given regional groundwater elevations and
other factors) are not currently functioning as designed, and do not meet
COB requirements. They are not currently detaining design flows and should
not be used for additional stormwater detention, unless they are modified as
such. The applicant must show how the previously approved flows fit within
the regional pond design and the increase in impervious area from the new
buildings cannot drain to the Cattail Creek HOA ponds unless they are
modified.

Montana Post Construction Storm Water BMP Design Manual - The
proposed project is located in an area that is known to have seasonally high
groundwater. The applicant must demonstrate that seasonal high
groundwater will not impact the function or maintenance of the proposed
facilities. Industry guidance recommends a three-foot minimum separation
from the bottom of the proposed facility to the underlying groundwater
table. The applicant must provide local seasonal high groundwater
elevations to support the proposed design.

As proposed, the buildings will require a fire riser room with exterior
access/door. This will require a sidewalk from public way to riser room door.
Also the FDC, fire department connection and horn/strobe will be required
to be placed visible from building front and have sidewalk underneath. This
removes issues with being hidden by landscaping.

water adequacy code requirement prior to future site plan approval. A cash-
in-lieu of water rights fee determination will be completed during the site

You are proposing 3 parking spaces per residential unit consisting of one in
a garage and two in the driveway. You do not need to strip the parking in
the driveway. Note that per Table 38.540.050-1, only 2 parking spaces are
required for each of these 4 bedroom units. Please review the requirements
for "stacking" parking in the driveway behind the garage per 38.540.010.A.4.
The landscaped strip between the units' driveways appear to meet the
separation requirements of subsection 4.
