Dear CDB members: Below please find my comments that support my standing in opposition to Bozeman’s rezoning proposal. Each of my following points will bring forth - in my opinion - compelling grounds for thecomplete termination of the new zoning proposal. Insufficient Public Notice: I’ve spoken with scores of individuals who will be impacted by the rezoning, and none have even the most rudimentary knowledge of the proposal. I spoke withmy realtor at Berkshire Hathaway - 20 years as a high volume professional- she was completely unaware. Such an extreme, radical code change should have warranted an aggressive effort by the cityto inform and involve citizens. Evidence of such an effort is non-existent. Economic analysis: nowhere does the new planning document contain data or analysisregarding the economic impacts of the proposed changes on present property owners. Social analysis: no where does the new plan document contain an analysis of the social change that would (will) result. Environmental analysis: exacerbation of urban heat island effect, loss of bird habitat, loss ofinsect diversity, reduced ground water recharge, intensifying storm runoff into surface water. Subdivision Exclusion: A large percentage of Bozeman residence live in subdivisions that have protective Covenants. These covenants will make this significant portion of Bozeman’spopulation immune to the effects of the plan. Creating the exact EXCLUSIONARY NEIGHBORHOODS that rezoning advocates want to eliminate! The entire brunt of the rezoning will be unfairly heaped upon our core neighborhoods. In myopinion these core neighborhoods contribute highly to Bozeman’s Charm. Core Neighborhoods: are highly populated with long time Bozeman residents, precisely the residents who contribute a disproportionately high degree of community engagement, pride,and history. Who lives in my R1 neighborhood? Roofer, carpenter, plumber, flight attendant, retired professor, retired MSU bookstore manager, retired teachers, Eagle Mount employee, painter, Forest Service firefighter, church bookkeeper, high school librarian. These are people whohave worked hard to achieve the ability to live in a Bozeman residential neighborhood. I mentioned earlier that I’ve consulted with a realtor. That person’s advice was, “If this passes, SELL”. I hope you are able to see the chaos that this rezoning proposal will create in the livesof Bozeman’s established residents.
