Do not click links or open attachments unless you recognize the sender and know the content is safe. Good morning, Please accept my comments on the proposed draft Unified Development Ordinance. I would like to overall applaud the City of Bozeman for its serious undertaking in updating the UDOand increasing the allowable densities within the City. However, I do have some concerns with the proposed revisions and some suggestions as described below: 1) Table 38.260.070-1 - Because of the significant changes occurring by consolidating currentresidential districts into R-A and R-B, I think there should be a "1a" transition required for when aR-B lot is being developed next to R-A zoning. This would provide a buffer between newer (taller/bigger) R-B development from pre-existing R-1/R-2/R-3 neighborhoods. 2) I would encourage the City to continue investigating into HOA covenants and how they will affect a property owner's capability of developing under the proposed UDO. Density will not occur unless the City proactively sees what constraints HOA covenants will have on density opportunities. I worry that there will be pockets of areas around town that will experience a greater influx of neighborhood change because they were developed without HOA covenants or with weak HOA covenants (neighborhoods from the 80s/90s). 3) I would encourage the City to bring back the on-street parking reduction for all residential development. Exceptions could be neighborhoods that are in an existing parking district or in close proximity to a school or community center type of use. I think parking is still excessive for residential development. Thank you for considering my comments.
