Dear Board Members,
We are homeowners at 407 W Dickerson street and are very concerned about the proposed
zoning changes in the Unified Development Code that will create a R-A zone which includes R-
1, R-2, and R-3. We are appalled at the proposed zoning changes for multiple reasons
and urge you to not pass the R-A zone and maintain the R-1 and R-2 zoning in residential
areas.
We agree that affordable housing is a huge problem. The multiple large apartment buildings
offering “2 weeks free rent” for units costing nearly $2,000/mo wasn’t a solution. Neither isbuilding 8 plexes in an area of million dollar homes.
Among other things, we are concerned about traffic with multiple uncontrolled intersections,lack of parking, storm sewer demand from land that would be largely covered with buildings,
and sewer demand from aging infrastructure.In 2014 we received permits to add an ADU to our 8,400 sq ft lot. We were required to have
two parking spaces created in order to build our 370 sq ft ADU. How would an 8plex haveroom for 16 parking spaces?
The new living unit was intentionally built in our basement, so that the green space (andrainwater absorption) around our house was not decreased and our neighbors enjoyment of
their properties wasn’t impacted. Finally it is rented at a below-market rate, providing someone a somewhat affordable home.
