Dear Community Development Board,Do I have this right. A slick expensive consultant called Code Studio ( at the
taxpayer’s expense) gets to basically ruin our vibrant R1, R2 neighborhoods byfolding R1, R2 & R3 into a RA zone that would allow a 4 plex or 8 plex be built
next to your single family( R1) house.All in the name of ‘ Affordable Housing’.
Why this should NOT be passed:1. Devalues existing property
2. Destabilizes established neighborhoods ( renters come and go)3. Ignores Historic districts ( in my case the Bon Ton Historic District
4. Parking, congestion, safety, livability, environmental, loss of trees, yards, Water conservation, solar panels on existing homes and the aesthetic impact
of Medium to high density buildings mixed in with single family homes.
5. Privacy ( a looming apartment building)6. Finally ,not enough public awareness and input ( I spoke with 6 neighbors and
they had NO idea about a City Zone change).
Studies have indicated that this ‘No Form’ zoning does little for affordablehousing.
Instead developers and investors get rich and the renter still pays high rent.I have lived in the University/ Bon Ton Historic District for 47 years and we have
a diverse neighborhood of longtime residents, college students, renters, newhomeowners, retirees, fraternities, sororities and very little turnover.
To disrupt established and new neighborhoods with this zone change is not onlydrastic but disastrous. Trust me rent in the University District will NOT be
affordable.We need a City Government that will protect, preserve and support the quality
and character of our fine Bozeman neighborhoods.We can’t allow developers and investors the opportunity and greed to ruin our
neighborhoods.Finally, slow down City Government, don’t buy into the consultants. Listen to the
residents who live here, have invested their lives, work, families into our thrivingcommunity. We live here they don’t.
If the the City approves to eliminate R1 & R2 it will be irreversible damage to thelook, quality and character of our Bozeman neighborhoods.
