Dear Commissioners, I wish to comment on the zoning issue which will be presented to you this fall. As I understand it, there is a staff recommendation to eliminate single family zoning within thecity. This would combine all parcels of land into one category which would allow multi story, multi family units on any lot. I don't know what the specific assignment was to Staff but I can not fathom one single reasonfor this recommendation. Doing this would not do anything to solve the affordable housing need in our city. Living unitscreated under these guidelines would simply result in residences priced at higher and higher cost based upon proximity to city center and conveniences. Consider the cost of all the newtownhouses and condos being built now. I defy anyone to call those units affordable housing. Imposing the crush of new multi everything on existing single family units is grossly unjust to current property owners. It would greatly deteriorate my quality of life, my right to clean, fresh air, and magnify the current parking problem we already face in Bozeman. Lowering the required parking for new construction is already a nonsensical idea. Addingmore residences without adding parking accomodations is thoughtless. Common sense dictates the need for two parking spaces for every residential unit. That's just realistic. Bozeman can not be all things to all people. Cramming more residential units into properties already promised to citizens as single family zoning does not speak well to the value of thezoning board's or commission's word. Staff recommendation is a complete nonstarter. I don't know what they thought they weretrying to do but the answer is NO. Carolyn Fifer 1007 Buckrake AveBozeman, Mt 59718 406-451-3880 C
