Thanks, Phil September 11, 2023 Dear Community Development Board, My name is Phil Stewart. I have lived at 1104 S. 5th Avenue in Bozeman for more than 30 years. My spouse and I appreciate our varied neighbors, eclectic architecture, mature trees, and proximity to MSU and downtown. I believe that our diverse neighborhood, which has comprised over the years families, students, professors, retirees, renters and homeowners, a domestic shelter, and a preschool, is one version of what the Bozeman Community Plan envisions for our town. I am very frightened that the aggressive revisions to zoning contained in the proposed Bozeman Unified Development Code (UDC) will destabilize my old Southside neighborhood. I am worried that a giant 8- unit apartment building will go up next door to me. I am worried that old trees will be cut down for such developments and never seen again. I am worried that my neighborhood will become noisy. I am worried that the community fabric of my neighborhood will deteriorate. I am worried that my property will lose value. Has the City considered or addressed these impacts? I ask the CBD to please help the City slow down and take a more gradual approach to zoning revisions. I realize that there are new mandates from the State, but the proposed zoning overhaul goes too far and too fast. Grouping R1, R2, and R3 together in a single swoop is a drastic change especially for established neighborhoods! Thanks for listening. Philip S. Stewart
