Greetings, My husband and I moved into the Sundance Springs neighborhood on Graf Street 10 years ago with our baby and toddler. We were attracted to the location by its pristine environmentbursting with wildlife, the solace and peaceful character of its open spaces, and the safe streets trails by which our children would travel and play. Anyone who purchased a home in Sundance Springs knew about the potential for commercialdevelopment at the corner near 3rd. We cautiously took that lot into account when purchasing our home, however after considering the PUD of Sundance Springs, we felt the developmentof that area would fall into the character of our neighborhood and not disturb the sanctuary we call home for ourselves, wildlife, pets, children and elderly neighbors. We are deeply concerned about the impact of the current development plans-- two buildings(nothing near the residential character of our neighborhood) with a possible restaurant, a possible beer brewing space, 3000 feet of outdoor drinking and dining patios with lawns foradditional seating. Are you joking? The amount of disturbance to our neighborhood, which has existed for over 25 years, is going to be insurmountable. Drunk drivers and walkers willflood into our neighborhood--loud, obnoxious, destructive--parking on our streets (our residents do not park in the streets, come see), driving too fast (this already happens with soberresidential traffic--we need not more vehicles zooming through the streets), putting OUR kids at risk as they ride their bikes to soccer practice, friends' houses, school. What goes along with consumption of alcohol? Crime, theft, speeding and drunk driving,trespassing, altercations, disruption of the peace in the neighborhood we call home. Do you even care? With the approval rate of developments all around Bozeman I strongly feel the members of this City Commission must get rewarded by their development friends. Why else would theychoose to destroy the soul of Bozeman at such an astounding rate without any regard for the people who have lived here for decades. Now this ugliness and blatant greed has descendedupon our neighborhood. If approved, the City Commission will completely disregard-- 1--Sundance Springs guidelines, covenants, and PUD as ordered by the City Commission in 1996 which does NOT allow outdoor activities, two buildings (lot 2) use of trails not approvedby adjoining neighborhoods for Lots 1 and 2. 2--The safety of our neighborhood (we are talking kids, pets, elderly). Do you even care? 3--The residential character of our homes and the building guidelines of the NeighborhoodServices Property Covenants (essentially meeting the style of homes in the area). Please deny Application 22047. Save some bit of Bozeman that is left. Replace the structure plans with what had been approved in the PUD created years ago--a village store as shown onthe master plan map, one that markets materials for the subdivision in which we live. We have enough beer drinking venues in Bozeman. How about a store that sells local produce? A graband go style market? An ice cream shop? You have the power to make these decisions--make them with the residents of our neighborhood in mind. Jen Maixner
