Box 1230 Bozeman, Montana 5771-1230 RE: Harper's Corner Annexation/Zone Map Dear Members of the Community Development Board: Please deny the requested zoning of R-5 (residential high density) for this application. As you are aware,the directly north and across the street is currently zoned AS Rural Residential by Gallatin County. Placing R-5 (high density residential zoning) directly adjacent to a zoning designation with the primary purpose of agricultural activities is a direct conflict. The purpose of the AS zoning is to provide for Agriculture Activities and rural residential uses on larger tracts of land and to maintain and preserve the rural character. High density residential development is not compatible with agricultural zoning. The law requires the City to authorize land uses comparable to the land uses authorized by county zoning pursuant to Section 76-2-303,(3) MCA. By considering and possibly approved such high density you will be automatically be in conflict with lots size, rural nature surrounding this annexation and force any future residents to endure the usual acknowledged impacts of agriculture,which is noisy, smelly and dusty. Please do not set up our neighborhood for continual conflict. The City of Bozeman Community Plan 202 requires the City to work with the County on land use planning issues. Considering R-5 next to agricultural zoning does not demonstrate any kind of"work with" or cooperation. To the extent that my voice is a protest.
