Blank wall definition. A wall (including building facades and retaining walls) is considered
blank if it is over ten feet in height, has a horizontal length greater than 15 feet and does not
include a transparent window or door.
Noted on the updated Elevation A3.2, there is 11’ between the wood entry and the steel
window shade/ material change. Since the definition allows for a 15’ horizontal length and a
10’ vertical height, the design will allow for enough interest in pedestrians (BMC
38.530.070.C.5) viewing from the north side of the building.
BMC 38.530.070.C.5 allows special building detailing that adds visual interest at a pedestrian
scale. Such detailing must use a variety of surfaces; monotonous designs will not meet the
purpose of the standards.
Since the detailing in design between the wood entry and window shading would be within the
allowable 15’x10’, the design would be considered adequate under the BMC.

application will need to be disregarded and removed from the Project Dox
