Scope of Work:
The residence of 714 S. 7th Ave. was constructed in 1938. There have been minimal to no updates
to the building since the original construction. The scope of work of this project consists of
updating the First Floor (Upstairs) with modern amenities consisting of the following:
• New windows (including bedroom windows meeting egress requirements)
• New Asphalt shingle roof
• Updated electrical to meet current code requirements
• Updated kitchen
• Plumbing fixtures
• Doors (all access and egress doors for primary rooms will be increased to 32” wide)
• Added insulation (there is presently none installed in the walls and minimal in the attic)
• New wallboard
The first floor’s plan will stay the same and no structural modifications will be made to either
the first floor or basement structure. The first floor living area will remain at 864 sq. ft.
The basement is currently unfinished space. This project will update the utilities that currently
serve the whole building (Building utilities and Laundry). Also, a finished space within the
basement that will add a two (2) bedroom apartment is proposed. The basement apartment’s
living area will be approximately 650 sq. ft. with the balance of the basement (approximately 214
sq. ft.) being a shared space for the residence’s occupants that holds the utilities and laundry
facilities. Access to the basement apartment will be through the door on the east side of the
residence. The basement windows will also be replaced. Of note are the bedroom windows on
the north side of the residence that will require the lengthening of the window height and
excavation of window wells to meet egress requirements.
The building will maintain its original form throughout the update and renovation. Replacement
windows will be the same size, type, color and will maintain the same divided light pattern of the
original build. Of exception will be the windows needed to meet current egress requirements.
There will be no changes to the original or current footprint of the building and lot. Current
siding will be freshly painted. The sizes and configuration of the front porch and attached
garage will remain the same.
All current building codes will be met for fire, mechanical, electrical and egress
requirements.
