1.1 Engineer’s Report
The following Design Report follows the section numbering of Circular DEQ-1 Standards
for Water Works, 2018 Section 1.1, Engineer’s Report.
1.1.1 General Information
a. The Boulder Creek Apartments – Phase 2 are located off of Abigail Lane on Lots
3 & 4 of the Boulder Creek Subdivision. Three apartment buildings are
proposed, one 12-plex and two 18-plexes. The 12-plex will be serviced by the
existing 1.5” copper water service stub and the 4” DI fire service stub from Abigail
Lane. The two 18-plexes will be serviced from two existing 2” copper domestic
service stubs and two existing 4” DI fire service stubs from the existing main that
runs through Lots 2 & 3. This project is located within the City of Bozeman,
Montana. See the vicinity map in Appendix A for location details.
b. The proposed water main infrastructure will be served by the City of Bozeman.

1.1.2 Extent of Water Works System, including:
a. The proposed water connections will connect into existing service stubs that tie
into water main that are owned by the City of Bozeman. The (6) water
connections are proposed to serve the (3) apartment complexes with fire and
domestic water. This property is zoned R4, (Residential) per the City of
Bozeman’s zoning map.
b. There are no special provisions for extending the water works system.
c. The two proposed 2-inch water service lines will serve each 18-plex residents.
The proposed 1.5-inch water service line will serve the 12-plex residents. The
three proposed 4-inch fire service will provide fire protection to each apartment
complex.
1.1.3 Alternate Plans
The alignment of the proposed service was chosen to meet the layout of the proposed
apartment project.

1.1.4 Site Conditions
a. The proposed site has existing grades of less than 4% and the soils and has
Hyalite-Beaverton complex and Meadowcreek loam soil deposits (USDA Soil
Survey).
b. A site specific geotechnical report will be done for the building foundation
construction.
c. The ground water flows generally from the south to the north based on general
groundwater flow in the valley. The groundwater depth at this site is likely
seasonally varied.
1.1.5 Water Use Data
The water distribution system serving the proposed project was designed and installed
as a part of Phase 1 in accordance with the Montana Department of Environmental
Quality (MDEQ) Circular No. 1; Montana Public Works Standard Specifications
(MPWSS); the City of Bozeman Modifications to MPWSS; City of Bozeman Water
Facility Plan; and the City of Bozeman Design Standards and Specifications Policy.
The water main extension installed as a part of Phase 1 was intended to service four
apartment buildings, two 12-plexes (Phase 1) and two 18-plexes (Phase 2). The Phase
2 contribution to the water main will be the same as calculated as a part of The Boulder
Creek Apartments Water System Improvements report dated October 2021. For this
reason, the flow allocations identified in the Phase I design report are not exceeded with
the proposed Phase II development.
The following section addresses the design capacity and flow requirements discussed in
Section 8 of DEQ – 1 for Phase 2 of Boulder Creek Apartments. Domestic water
demand will be based on the number of dwelling units.
Residential Flows:
48 apartment units (one 12-plex and two 18-plexes)
2.11 persons per dwelling units (Bozeman Design Standards May, 2017 p.48)
170 GPD per person (Bozeman Design Standards May, 2017 p.45)
One 12-Plex
Population = 2.11 person/DU x 12 DU = 25.32 person
Average Daily Flow (ADF) = 25.32 x 170gpd/person = 4,304.4 gpd = 2.99gpm
Max Daily Flow (MDP) = 2.3 x Avg. Day = 2.3 x 2.99gpm = 6.88gpm
Max Hour Flow (MHF) = 3.0 x Avg. Day = 3.0 x 2.99gpm = 8.97gpm
Two 18-Plex
Population = 2.11 person/DU x 36 DU = 75.96 person
Average Daily Flow (ADF) = 75.96 x 170gpd/person = 12,913.2 gpd = 8.97gpm
Max Daily Flow (MDP) = 2.3 x Avg. Day = 2.3 x 8.97gpm = 20.63gpm
Max Hour Flow (MHF) = 3.0 x Avg. Day = 3.0 x 8.97gpm = 26.91gpm

Irrigation Demands:
Based on the City of Bozeman’s Integrated Water Resources Plan September 2013, the
170 GPD per person includes all water including irrigation.
Total Flows:
Average Daily Flow = 2.99 + 8.97 = 11.96gpm
Max Daily Flow = 6.88 + 20.63 = 27.51gpm
Max Hour Flow = 8.97 + 26.91 = 45.88gpm
Fire Flow
The total water demand for the system includes the Maximum Daily Demand and the
maximum required fire flow of 1,500gpm which based on the 80,475 SF square foot
building of Type V-A Construction. Table B105.1(2) of Appendix B of the International
Fire Code requires 5,500gpm fire flow for a building without sprinklers and allows a
reduction for buildings with fire sprinklers. The reduced flow is 25% of the listed flow
which is 1,375gpm. The minimum flow is 1,000gpm or 1,500gpm dependent on if the
fire sprinkler system is designed to meet NFPA 13 or NFPA 13R requirements. For this
report we have conservatively assumed that 1,500gpm will be required. The Maximum
Daily Demand is calculated by multiplying the Average Daily Demand by a peaking
factor of 2.3 as described above.
Fire Flow Demand
27.51gpm + 1,500 gpm = 1,527.51 gpm
1.1.6 Flow requirements
The controlling hydraulic condition for the project is the peak hour flow plus the fire flow.
As presented above the flow requirement is 1,527.51gpm at a residual pressure of 20
psi.
City of Bozeman Fire Hydrant Data was provided on September 16th, 2021 which
modeled the curves for Hydrants #2948 and #2946. A copy of the hydrant model data is
included in Appendix B. Utilizing the City curve data, the static pressures for the
hydrants are determined by their pressure at 0gpm, the results are as follows:
Hydrant #2948: Static of 97.44
Hydrant #2946: Static of 96.04
Hydraulic calculations are provided in Appendix B that show the 8” pipe main to the
service tee will have a headloss of 6.25psi and the 6” service to the furthest building will
have a headloss of 6.22psi totaling a headloss of 12.47 psi. Based on the nearby
hydrants having a capacity of over 8000gpm at a residual pressure of 20 psi and the
field data from hydrants located on 8” mains from a nearby location flowing over the
design flow there is adequate evidence that the design flow of 1,500gpm can be met for
the proposed fire hydrant and the design flow of 1,534.38gpm can be met for the project.

Water is supplied from City of Bozeman.

b. The existing site is bound by Oak St to the north, Abigail Lane to the west and
access drives to the south and open space to the east.
c. The wastewater at the site will be conveyed to the City of Bozeman wastewater
treatment facility.
