Dear Commission, I used to own an owner occupied short term rental in Bozeman and now have no skin in the game. I went to the round table discussion to report that when I became a LTR two things happened: 1) I tripled my income 2) I no longer had access to my home for personal use. But the report that was made never included my comments on increasing my income! Additionally, the report math has a fatal flaw on Type 2 rentals (which consume 50% of STRrental revenue). It claims that the average income for a short term rental is $52,000 per year assuming a rental of 50% of the year. At an average of $311/day that would mean that a typetwo would have to rent 50% of the time for 167 days. But someone living in their own home would be lucky to rent 100 days per year (3 months of summer or winter depending on wetherthey are snow birds or in school and 4 weeks of holidays and a few weekends). 100 days at $311/day =$31,000/yrless expenses (special insurance, internet, electricity, cleaning/yard etc.) $8,000 TOTAL income = $22,300 (not $52,000) The other flaw in the report calculations is that many of the STR’s periodically rent for morethan 28 days to visiting professionals. I know of several people that own one home in town and another out of town and don’t rent at all - standing dark much of the year. This will increase as fake Type Twos are eliminated. I believe that the action you have previously taken will reduce the short term rentals in half byridding yourselves of STR’s that are not truly owner occupied. I have already seen a reduction. They will now either stand dark, sell, or become LTR’s without any incentives. Please allow legal STR’s to continue. They are needed for professionals, tourists, weddingindustry, and many other reasons. And as reported by the State, Bozeman actually has a low percentage of them. My daughter and I would never have been able to survive without renting our home out duringschool vacations. Spread the word that LTR’s actually make more money than Type 2 rentals. You already have a cap on Type 3 rentals. Thank you, Marilee Brown
