Dear Bozeman City Commission,
I would like to voice my opposition to any additional ordinances pertaining to short
term rentals in the city of Bozeman.
As a lifetime Montanan, we put a high value on individual property rights. I'm very
concerned that the Bozeman City commission is considering a complete ban on what
a person can do with their property. The current regulations with short term rentals
within the city are already very restrictive. I view your consideration as nothing morethan a trampling of individual property rights.
It is my understanding that no data or research has been done or presented to showthat banning short term rentals will positively affect housing affordability. Should the
commission decide to investigate further to learn more about what this would do to
our community - be sure to include how many units would likely be returned to long-
term rental, and if that will have any notable impact on rental rates across our city.
The city should also consider the negative impact that this could have on current
property owners using short term rental units as a way to continue to live inBozeman. ADU's that are used as a STR has been a way to afford a home in
Bozeman. How many more residents will the city lose by terminating their current
STR income?
Please consider the number of local businesses that service these short term rentals.
With a quick Google search, 21 Cleaning Companies pop up for short term rentals in
Bozeman. What about the local management companies? Another Google search listsseveral locally owned businesses - I stopped counting at 58. The commission should
not trade one person’s right to work hard and invest responsibly to be able to afford
to live in our community, for another person’s ‘entitlement’ to receive something
from those people.
Additionally, please consider the economic impacts to our community. Things like will
our travel nurse dependent hospitals be able to maintain critical nursing levels, whatwill the tourism dollar loss be by pushing tourists outside the city or to other
communities, what are the exposures to and costs of potential litigation.
I would like you to know that as a member of this community, I am not in favor of
new short term rental ordinances, or using Bozeman’s time and resources in pursuing
research as to whether or not this is a good idea, when it should seem clear that it is
not.
