PROJECT NARRATIVE - 918 S TRACY AVE.
NCOA – DEM Project Narrative:
The existing structures at 918 S Tracy are intended to be demolished and the
property split into two sperate lots. The southern lot will be 75’x180’ and the
northern lot will be 105’x180’. The property is not classified as historic. There
are three existing structures on the property. 1) House, 2) Detached garage, and
3) Chicken coop. The house is the only habitable structure which was built in
1935. It is log construction on a concrete foundation. The roof has asphalt
shingles. The main house is a two-story building with an unfinished basement.
The house is placed diagonal across the current 180’x180’ lot. Approximately in
the center.
The owner will keep the north lot to build a two-household dwelling, detached garage, and ADU. The
owner will also sign a zero lot line agreement with himself between both lots once addresses are
assigned. The resulting side setbacks for the north lot will be 8’ from the north property line and no
setback required from the south property line. Final plat will be processed once the demolition of
existing structures is completed. This will happen after building permit is approved understanding that
issuance of permit will not occur until Final plat is finalized.
The proposed project consists of (4) new, separate, residential structures on the northern 105’ x 180’ of
the legally described property at 918 S Tracy Ave. The (4) separate structures include (1) Front dwelling
(single family residence), (1) Rear dwelling (single family residence), (1) detached garage, and (1)
accessory dwelling unit. The Rear dwelling will have a flat roof, while the other (3) structures will have
standing seam metal roof at ½ to 12 pitch. The structures will be clad in brown shiplap siding with
sections of iron gray paneling, typical across all structures. All windows and doors will be black metal
clad and/or black painted wood with black trim.
