Waivers being requested from the requirements of BMC 38.220.060;
1. Surface Water- N/A, no surface water is present on the site and therefore, the
Mapping/Description, etc are not necessary.
2. Floodplains- N/A, no floodplains are within the proposed subdivision boundary.
5. Vegetation- No major vegetation types currently exist on the site as the once farmland has since
been unutilized. There are no stream banks, shoreline, steep or unstable slopes with vegetation
on the site. A noxious weed management plan and revegetation plan will be prepared and
submitted to the county for approval prior to preliminary plat application.
6. Wildlife- No effect to Wildlife is present on the site, as no fish or critical habitats currently exist.
Public access to public lands will not be affected by this development. There are no wildlife
habitats present on site.
7. Agriculture- This property has not been used for crop production in years. The surrounding area
has previously been used for agriculture, however due to development the property is no longer
directly adjacent to agriculture.
8. Agricultural Water User Facilities- No water facilities are present on this part of the site.
15. Neighborhood Center Plan- There will be no neighborhood center with this development.
17. Miscellaneous- The subdivision will not affect any access to public lands, it is not bordered by
any public lands. There are no health hazards on or near the site. The site is not located in or
within close proximity to the wildlands-urban interface and ember zone. No additional provisions
will be required to mitigate ignitability.
18. Affordable Housing- N/A, affordable housing is not proposed with this development.
