Dear Alicia,
This letter is in response to your request for a more conclusive narrative comparing peak value
generation allotted during the Glen Lake Commerce Subdivision development and the projected peak
value generation for the above-mentioned site development. We are asking for a waiver from the Traffic
Impact Study requirement during the Site Plan process.
The Lot 5, Block, Glen Lake Commerce Subdivision Site Plan proposes the development of a 3,220 SF
warehouse, 715 SF retail/support space, and a 465 SF residential space along with associated site
development. Below, Figure 1, are the generation rates for the proposed development. This information
is based on the ITE Trip Generation Handbook – 9th Edition. Since the estimated traffic generation for
this development is significantly less than 150 trips during the peak hours we are asking for the
requirement of a letter/study for this development to be waived.

It should also be noted that during the design and development of the Glen Lake Commerce Subdivision
in 2016, Abelin Traffic Services conducted a traffic impact study, assuming a 50/50 split of the full built
out properties being characterized as “Light-Industrial Park” and “Business Park”. Figure 2A-C below is a

snippet from the original subdivision report. The generation rates summarized in Figure 2C can also be
shown calculated out in Figure 1 above, identified as “Allocated Overall”.
