Do not click links or open attachments unless you recognize the sender and know the content is safe. Dear Commission, I applaud your efforts to have Short Term Rentals come into compliance. At one point, I rented my home out whenschool was not in session. This was the only way I could afford to keep my home or pay for vacations and taxes. I have a few suggestions on Ordinance 2131 revisions: 1. J Hosting Platforms Obligations: This should also include a requirement to prove that a rental has not beenrented (or offered for rent) more than 50% of the year. 2. I don’t see anything preventing a homeowner from listing their short term rental under State tourist sites orCraigs list, the newspaper etc and collecting their own fees. 3. How does a homeowner prove 50% occupancy per year? The school district simply requires that voterregistration be made for that residence. Cars need to be registered at that address. Mail received at that address? Aninspection of the home for personal items (which I always locked away during rental)? This needs to be clarified. 4. Hotels now often advertise on the same platforms when they provide facilities for cooking etc. They need to beincluded. 5. Currently, Airdna platforms run by AirBnB and the like try to encourage people to use homes as short termrentals. They show false information based on the speculation of renting full time throughout the year. We haveidentified units on their platform claiming full time short term rental income that are only renting for a couple ofweeks per year. This false information encourages people to buy a 2nd dream vacation home from out of town withthe intent to short term rent it. These sites should also be brought into compliance requiring accurate informationand including links to the City ordinance. Sincerely, Marilee Brown
