Hello Erin, Jeff and Greg, Thank you for taking the time to meet with us yesterday. We really appreciate the time andlook forward to working with you on this ordinance and future regulation changes. I also wantto introduce you to Alex April, who has just returned after getting married! She will beleading, and I will be supporting on all things Bozeman going forward. As discussed in our meeting, below is our recommended language for the Platform LiabilitySection: Sec. J (Hosting Platform Responsibilities): 5. Safe Harbor and Exception - Theprovisions of this section shall not apply to a hosting platform whenever it enters into awritten agreement with the City that establishes the manner in which a hosting platformsupports the City's enforcement of this section and meets the purposes of the hostingplatform responsibilities in this section. I have also reached out to our City Portal Account Manager, Stacy, to schedule some time tospeak before the next hearing. Once I confirm with her, I will get with you ASAP. Additionally, I have attached a copy of our presentation to this email. Please let us know if we should be in attendance next week - we are also happy to submitwritten comments if either or both are necessary.
Thank you again, and we look forward to speaking again soon,Jordan

Erin: Bozeman Host
"I am able to afford living in Bozeman
because I am an airbnb host. My home is
not a second home or a vacation home. It is
my primary residence and I am able to pay
my mortgage by renting out parts of my
property."
Bozeman Listings
Data
●85% of Hosts have only 1 entire home listing
●Variety of Accommodation Types: Many are
private rooms (12%) or casual, part-time hosts
booking their space 90 or fewer nights in a year
(46%).
●In 2022, fewer than 260 listings were “dedicated,”
in that they were entire homes rented for >90
nights booked in the year.
●Compared to Bozeman's 2022 households count
(~23,000, according to census data), dedicated
listings carry just over 1% of the housing market.

We want to work with you on a
solution that addresses community
concerns and protect the economic
benefits of home sharing for
homeowners and local communities
that rely on tourism.
Our approach
●Platform liability is legally complicated and administratively complex.
●We’ve learned a lot over time and invested in tools that can support city enforcement.
●We would like to offer these solutions as a means of complying with your draft regulations.
