PROJECT NARRATIVE
a. PROJECT TYPE. 1825 Kagy is multi-family residential project focusing on student housing. The project is designed using R-5 zoning reuirements and is in accordance with several goals and objectives of the Community Plan including Goal DCD-1: Support urban development within the city and Objective DCD-1.10: Support University efforts to attract development in the university districts. b. PROPOSED USE SCOPE. The development proposed in this submittal is intended to respond to the City of Bozeman’s goal to provide more housing close to campus. Due to the scale and location of this proposal, the development aims to provide a landmark to the surrounding community and University District. The building features residential units and amenity spaces on all levels. A central parking garage extends from level 1 to level 4. The parking garage is accessed off of the adjacent road access to the east. Building-wide common spaces include an entry lobby with residential lounge, study lounges, building managers office, bike storage room in the parking garage, along with an outdoor courtyard on level 1 and on level 5 a fitness center with locker rooms, hot tub deck, and active lounge. The building is located near Montana State University on the northeast corner of South 19th Avenue and West Kagy Boulevard. Conceptually, the project harnesses the idea of a communal living experience in Bozeman. 1825 Kagy to gestures to the mountain-town qualities of downtown while using materiality to create a freshness representative of student life. The project is anticipated to reach substantial completion in the fall of 2025. Construction is anticipated to start in spring of 2024.c. SIZE. One building is prosed on the site at approximately 450,000 SF, 325 parking spaces and a 5 story building height of 53 FT. Dwellings will ranges from 500-1400 SF. d. PHASING. The project will be seeking 2 permit packages beginning with a site and foundation permit.
