Re: 22368 Enterprise Rental Addition SP
Traffic Peak Hour Trip Generation Value
Griffin,
We have referenced the previous Traffic Study by Abelin Traffic Services that was completed for the
Subdivision and then further revised including the existing Enterprise Building in 2017. As stated
before, the original Lot 1 within the J & D Family Subdivision anticipated approximately 704 daily
vehicle trips for the entire Lot 1 (4.7 acres). A copy of this existing T.I.S. for the Subdivision can be
made available upon request.
The revised Enterprise Rental Car building as proposed is approximately 3,900 S.F. of office space
and 1,200 S.F. of vehicle wash/prep space.
The ITE Trip Generation Manual does not provide specific trip generation rates for “rental car
facilities”. However, it is common practice to use the daily trip generation rates for other land uses
within the automotive and retail industries to determine the likely trip generation rates for the
Enterprise Rental Car facilities. Similar land uses include:
ITE Land Use Code #841 New Car Sales ‐ 32.30 trips/KSF
ITE Land Use Code #843 Automobile Parts Sales ‐ 61.91 trips/KSF
ITE Land Use Code #826 Specialty Retail Center ‐ 44.32 trips/KSF
The average rate for these three land uses is 46.18 daily trips/KSF, which is likely a good base
estimate for the typical rental car facility. This puts the trip generation rate between the rates for
new car sales and auto‐parts sales. An increase in existing floor space of 1,100 S.F (existing is 2,800
S.F.) within the existing Enterprise Rental Car location would equate to roughly 51 additional
vehicle trips per day. The total trips per day for the existing Enterprise Rental Car with the
proposed expansion included would be 180 trips or 26% of the total anticipated daily trips
identified in the original Subdivision T.I.S. for Lot 1 (704 daily vehicle trips). Based on this estimate,
the remaining portion of Lot 1 would be able to produce over 500 additional daily vehicle trips
without exceeding the overall estimates from the original 2016 Traffic Impact Study for Lot 1 in the
J & D Family Subdivision.

It should also be noted that much of the traffic from the Enterprise Rental Car building will be
associated with the JC Billion car dealerships and the existing service buildings to the south, so a
portion of the traffic from the rental car building would be captured within the immediate area and
would not create additional or new trips on the surrounding road network. Based on this analysis,
the 704 daily trips identified for LOT 1 of the J&D Family Development is likely a conservative
estimate and the additional 51 daily trips for the revised Enterprise Rental Car Facilities is
appropriate for this area based on possible future land uses.
