Site Plan Review for Enterprise Rental Addition
Project Narrative:
We are proposing changes to the existing Enterprise Car Rental Building at 4780 West Babcock Street
in Bozeman. The approved site plan for the existing building was #BP-17-00026009.
The proposed changes will include an addition and renovation to the existing building. The addition
will include a new car wash bay and new truck wash bay. The existing car wash bay will be renovated
into a truck rental office. The existing exterior will remain unchanged aside from a new stone
wainscot. The new truck rental entry will incorporate a high parapet wall to match the existing car
rental entry. The occupancy type and building type will remain the same. The floor area will increase
from 2,769 S.F. to 5,073 S.F.
The building has mixed block frontages to the north, east, and west. We have designed to meet the
landscape block option of the mixed block frontage. The existing building does not meet the minimum
25% transparency requirement set forth in the new code. The project meets the parking location,
building placement, building entrances, weather protection, landscaping requirements, and sidewalk
width requirements in the landscape block requirements.
The impact to site regarding stormwater retention/detention will be lessened as the building addition is
being proposed over existing asphalt parking area. According to the Civil Engineer of record the new
roof has the same impact to site drainage as the existing asphalt. Additionally, the proposed plan
provides for additional landscape area to the south of the addition reducing the overall impact of the
building to the sites stormwater system. No new underground utility improvements are planned for the
building addition.
The proposed 2,304 S.F. addition onto the existing 2,769 S.F. building is an 83% increase putting the
project in the Level III Building Improvement Category. We are allowed a 10% increase in lot
coverage due to the site exceeding a threshold in section 38.230.040.C. The 2,304 S.F. addition is an
increase of 1.1% of the overall 204,655 S.F. site. The existing site provided more parking spaces than
required. The existing 163 parking spaces are reduced to 147 spaces with the increased building
footprint and relocation of the trash enclosure. Only 15 parking spaces are required for the total site.
The impact to the impervious site area is reduced due to added roof area.
Below is a list of the proposed changes specific to the approved site plan.
· Relocate existing trash enclosure.
· Update curbs and landscape around new trash enclosure location.
· Update curbs and landscape around building addition.

· Remove 16 existing parking spaces.
· Building addition of 2,304 S.F.
