Bozeman may need more gas stations but what about on South 19th where there is tons ofgrowth, or further West on Baxter where there are no homes across the street. The city just
approved quiet time for construction from 8pm - 7am, the noise from a store being open 6am--11pm is not okay in a neighborhood, or to allow 24 hr pump service! The other locations
below do not even compare to this location!
Loaf N' Jug off 19th with residences to the south – this is on the corner of 19th & Main – theback of the gas station building faces 1 home.Casey's Corner off Ferguson Road near the Ridge with residences proposed to the west andoffice buildings and smaller service uses to the north – I don’t see any homes sharing thestreet and if they do build homes across the street those homes would be pricedaccordingly and home buyers are aware up front!Cenex Zip Trip off E. Main Street before you get to the hospital and Town and Countrywhich has low density residential to the south – this is on Main Street, near Highland Blvd. Idon’t’ see any homes there
Holiday gas station near at the intersection of 19th Street and Durston Road – maybe 1 or 2
homes have a view
If approved, about 20+ single family homes & 100ish condos/apartments would have toview a 12-bay gas station from their homes. MANY others would be affected by the noise, pollution, and traffic. Having only 7 hours of possible quite time would jeopardize myfamily’s health, safety, and welfare.
Please, please, please, make the right decision and do not approve this application!!

Hi Karla,
The City is closed in celebration of Juneteenth today.
When a holiday falls on a Monday, typically the City Commission is cancelled, so there is nomeeting tomorrow.
The next meeting is next week Tuesday at 6 pm.
The status in the newspaper is correct.Staff will be forwarding a recommendation of approval with conditions and code provisions
for the application to be reviewed and decided by the Community Development Director onWednesday.
Special use permits are administratively approved and therefore, a public meeting is notassociated with this application.
Based on the adjacency to the residential development to the south and southwest, and the
criteria of the special use permit process in Sec. 38.230.120., Staff has proposed the followingconditions in order to mitigate adverse impacts:
1. A 3’ solid screen wall within the landscaped buffer between the fuel pump stations and
Baxter Lane is required. The wall must be constructed of masonry material similar tothose used in the architecture of the retail building, and meet the requirements of Sec.
38.350.060 and Sec. 38.400.100. Details, location, and dimensions for the concretewall must be provided prior to final approval of this site plan application.
2. All on-site lighting including illumination of signage, fueling stations and canopy, parking lots, and the building, must be turned off between 11:00 pm and 6:00 am with
the exemption of security lighting.3. The uses of retail and automobile fuel sales or repair must not operate between the
hours of 11:00 pm to 6:00 am.
Please be advise that these may be subject to change as I’m not the decision maker on theapplication.
Once a decision is finalized, I will provide a copy to Justin with the Crossings II HOA andothers in regards to the appeal process the group may formally file as well as the final staff
report and documents will be posted in the Laserfiche archive folder once ready. Also the Community Development Viewer is our mapping software that tracks this
information as well and has links to the project folder and documents.

Thank you for your quick reply. Who is the Community Development Director and how dowe reach them?
A 3' fence does not protect us from pollution. Allowing neighbors quiet time for only 7 hoursper night is not acceptable.
