Preliminary Plat Application
Park and Recreation Facilities
There is a dedicated 6.75-acre lot that will be used as a park to serve this subdivision as well
as the future phases of Allison Subdivision.
The Bon Ton Park Master Plan is included in this proposal.
All maintenance, weed control, garbage collection, snow removal, leaf removal, and
irrigation maintenance will be coordinated and paid for by the subdivisions Home Owners
Association (HOA). Detailed maintenance plans will be developed by the HOA at a later
date. Included in this section is a park plan showing neighborhood amenities such as an
elevated viewing platform, a grill, picnic tables, benches, and doggie stations on the trail.

Project Location
BonTon Park is comprised of a total of 6.75 acres and located south of Arnold Street and
North of Graf Street, between South 19th Street and South 11th St. Farmland borders
the west edge of the subdivision with future subdivisions lots planned for the adjacent south
and east sides. An adjacent park is located to the Northwest between South 14th and 17th
ave. (Southwood Park/City Park 2) with expansion plans under development. Also on the
North Side is the South University District zoned REMU. On the East side of 11th St. is a trail
corridor/easement for the continuation of the Galligator Trail. Part of the MSU Campus and
two schools are also in close proximity to the east. Currently the park area is agricultural
farmland.

Project Scope
BonTon Park is to be built in Phases, with Phase 1 in the Northeast corner at ~76,892 SF
(1.77 acres). The remainder will be built in the future as Phase 2. Phase 1 is designed to be
able to function on it’s own until the future phase is developed. Phase 2 will be native seeded
or continued to be farmed until it is developed.
The proposed parkland for Bonton Park is 1.77 acres or 76,892 sf.
The required parkland/CIL/IIL is 2.61 acres. $150,000 IIL/CIL is required for both phases
to meet the not to exceed 10 units per acre city requirement.

Dedicated Parkland Table
Installation & Phasing
Owner or Developer is to be responsible for all park items on cost estimate. Phase 1 of the
park spaces will be the creation of Park Easements and development of the Northeast corner
of the proposed public park easement area. The rest of the 6.75 acre parcel will be devel-
oped in the future with the rest of the subdivision.
Parkland Goals:
The parkland goals have been developed to conform with the City of Bozeman’s PROST Plan:
• Provide access to parkland from all residential lots and surrounding neighborhoods/parks
• Provide areas for socialization, shade, active and passive recreation
• Reclaim native areas and enhance wildlife habitat
• Provide trails connections to adjacent parks and subdivision
• Provide areas for youth sports
• Minimize turf areas for water conservation
• Provide tree canopy and shade
Parkland Components:
• 16’ x 20’ Pavillion with picnic tables and small lawn for outdoor games
• Small sledding hill and additional berming for topographical interest
• Larger Turf area for youth sports
• Native open space with enhanced tree and shrub planting for wildlife and pollinators
• Concrete Walkway and gravel looping trails

Parkland Amenities & Furnishings
Multiple benches are provided along trails and concrete walkways for resting spots. Picnic
tables are also located under pavillion. Waste receptacles are placed in high use areas and
next to pavillion. Dog waste stations will be provided at key trail intersections and ends of
trails for pet owner convenience. All site furnishings are to be from the same manufacturer
for consistency.
The installation of additional furnishings, waste receptacles and dog waste stations not shown
would be the responsibility of the HOA, city of Bozeman or such other entity established at a
later date to construct and build such improvements.

The Complete Dog Waste Station offers a dispenser, 11 gallon waste receptacle, a heavy duty, powdered coated steel post, 400 single pull style bags, 50 can liners, two keys and a sign. The dispenser and sign are screen printed for durability and the locks are keyed alike for easy maintenance and refills.

Vegetation & Landscaping
All vegetation shall be quality nursery stock free from disease or damage. Species have been
selected that are hardy and suitable to our local climate.
Trees
A variety of canopy trees for shade, ornamental trees and evergreen trees are planned for
year round visual appeal, drought tolerance and diversity of species throughout the develop-
ment. Trees used within the natural and native grass area will be native species that are ben-
eficial to wildlife such as birds and pollinators. All trees are subject to approval by the City of
Bozeman Forester. Tree sizes are to meet City of Bozeman size requirements and be varied
for visual interest.

Grasses
Final grass seed mixes will be dictated by the construction documents. High traffic park space
areas and boulevard strips will have a bluegrass turf All areas disturbed by construction re to
be properly prepared and seeded.

Irrigation
All irrigation is to be off a well located in the Northeast corner (Phase 1) of park at the
Pavillion. Parkland lawn areas and boulevard strips are to receive spray/rotor irrigation.
Where applicable, MPR Nozzles (multi-Trajectory) or similar shall be installed to maximize effi-
ciency at lawn areas. All trees and shrubs are to receive high efficiency emitter drip irrigation.
Trees in lawn areas are to be drip irrigated and zoned separately in case of drought. Rain
sensors and an EPA Watersmart controller are to be installed to eliminate water waste. Upon
completion of installation, all warranty and maintenance information, as well as well logs and
pump warranties and information, if applicable, and an “as- built” map shall be supplied to the
City of Bozeman Parks Division and HOA.
Trails
Paths are to be a Gravel Class 2 path at 72 inches in width. The trail through Open Space is
to be concrete.Trail bed must be excavated a minimum of 6 inches deep, prior to installation
of asphalt or gravel. All existing organic material shall be completely removed from the pro-
posed trail location and sub grade sterilized. Trail must meet the original surface along both
edges with a cross slope of 2% to provide for water drainage and meet ADA requirements.
Where terrain allows, slope of trail should not exceed 20:1 with a cross slope no greater
than 50:1 (2%) to provide for ADA accessibility. All damage to surrounding features and/or
vegetation shall be reclaimed immediately. Encroaching weeds, due to trail construction, shall
be treated and controlled for a minimum of 2 years after trail section is completed. All trails
are to meet City of Bozeman Engineering Department trail standards and specifications.

Maintenance
Responsible Party:
With the creation of the City-Wide Park maintenance districtm, the City of Bozeman will be
responsible for maintaining parkland once the dedicated parkland is constructed.The Declar-
ant shall be responsible for the maintenance of paths, open space, trails, and adjacent side-
walks and landscaping in street boulevards until 50% of lots are sold at which time the City of
Bozeman Parks department will take over maintenance. The HOA shall enter into an annual
contract with a certified landscape contractor for upkeep and maintenance. The HOA shall be
responsible for care of common spaces, replacement of dog waste station bags and emptying
of refuse containers. Any and all work and/or park fixtures must meet standards set by the
City Parks Division.
Trees and Shrubs:
The trees shall be staked for the first 2 years to help stabilize, after 2 years stakes and fenc-
ing must be removed to allow natural growth habit. Maintenance duties to be performed will
consist of spring and fall clean up, care and replacement of dead trees and/or shrubs. All
tree trimming and pruning must be performed by a certified arborist as outlined in City Or-
dinance 12.30.040 in coordination with Forestry Division. All trees on public property are
subject to City of Bozeman permits and ordinances.
Trails:
Trails will be inspected regularly and receive routine patching and surface maintenance to pre-
vent erosion or unsafe conditions. Weeds on or near the trails well be controlled following City
of Bozeman standards, set by the City Parks Division, and using industry standards or as part
of a weed control plan.
Turf Care:
Spot weeding shall occur during establishment period of native grass areas. Native grass
and areas should be mowed 1-2 times per year depending on rainfall levels. The first mowing
should occur at the end of May, and the second time should take place around mid July, with
the final mowing in Mid October. Use of pesticides should be limited around native grass and
shrubs.
Kentucky bluegrass lawn areas should be maintained between 2”-4 1/2” and should receive
approximately 12” water between June 1st and late September. This translates to about
1” water per week for lawn areas. Mowing will not be done during extremely wet periods or
when sub-grade is saturated or with standing water. Established lawns can receive a deep,
but less frequent watering in order to conserve and not over water. Lawns should be fertilized
once in spring with a slow release fertilizer.
Refuse:
Refuse within the open spaces shall be collected on a weekly basis by a service retained by the
HOA or the party resonsible for maintenance.

Irrigation system should be charged in May and blown out in fall before hard frost occurs. Ir-
rigation system shall be checked regularly and monitored for any leaks, broken heads, clogged
drip emitters, vandalism, etc. Heads should be checked for proper coverage/overspray and
adjustments made as necessary. Any equipment replacement shall be consistent with the
existing system. Irrigation scheduling may also be adjusted seasonally to apply less water in
Spring and Fall and additional water in peak summer season.
