HomeMy WebLinkAbout002 Project Narrative cushingterrell.com March 24, 2023 City of Bozeman, This project is a new office building constructed within the previously approved Valley West Square Master Site Plan located in the Valley West PUD. Phase 1 of the Valley West Square Master Site Plan (Lot 6) has been approved and built and this Phase is a new building on Lot 4. With the approved Master Site Plan and Phase 1 buildout, much of the adjacent site is existing and we are building on a lot within that approved Master Site Plan. Site lighting is existing and was reviewed under the master site plan review. The lot is owned by the same owners that developed the Master Site Plan and Phase 1 buildout of entry road and parking areas. The new construction is a two-story office building with a 4,929-sf footprint for a total of 9,858 sf. including office spaces, conference rooms, a communal area, and a 750 sf second-floor deck, along with an exterior rear stair. Twenty-one parking spaces are provided adjacent to the building along with a patio and landscaping for outdoor gatherings. In addition, screened exterior storage is provided for the building occupants. The exterior will be constructed of a brick and stone veneer with some metal panel infill. The roof will have a low slope with dark colored metal fascia around the perimeter and wood look soffit panels for overhang areas. Windows and doors are dark metal with neutral gray glass.
