Lindemeier - Public Comment LetterTo: lhyde@bozeman.net agenda@bozeman.net smontana@bozeman.net candrus@bozeman.net Subject: Project 22047 Comment June 12, 2023 I have owned property in the residential portion of the Sundance Springs PUD since the summer of 1999 and occupied our home in July of 2001. I have been involved with the maintenance and management of the residential HOA since the developer turned it over to the homeowners in 2002 and am familiar with the covenants pertaining to the commercial lots. I find the current proposed development totally out of context both in architectural design and purpose. Since the City has “lost” the Final PUD Master Plan it would seem reasonable for the Planning Department to follow the Findings of Fact and Order for the PUD along with the architectural guidelines and proposed usages outlined in the covenants rather than apply current City standards. This would show some consideration and respect for the residential portion of this long established neighborhood. In looking at the vicinity map included with the most recent Public Notice I would like to point out that map indicates no housing directly north of commercial lot 2. Obviously they are using a very old map as that area is now all houses. Neither does the map show sidewalks along the streets in Sundance Springs and Ellis View. This tends to give an inaccurate concept of how much the proposed development will impact current nearby neighbors. Many other things have been pointed out such as, the proposed trails through property not owned by the developer - no guarantee trails would be approved by the owners; lack of parking - streets in this neighborhood are only 24’ wide which does not accommodate parking; building locations; proposed patios; size & style of buildings does not maintain residential character; setbacks are inadequate; the City does not maintain our streets so the additional traffic on our streets will burden the homeowners with additional maintenance cost; there has been no market analysis done - very unlikely that nearby neighborhoods would generate 50% of the revenue; lack of sidewalks, etc. It is more than obvious this review process has not followed normal procedure which is very concerning. I respectfully ask that you give some consideration to the homeowners of this long established neighborhood rather than go above and beyond to appease the proposed developer who it appears has no concern for the neighbors.
