Variance Requests by Landern Lofts, LLC, 705 South Church Avenue, Deed Book 117, Page 175, S7, T2S, R4E, PMM, Gallatin County  Variance 2022-022: Less than 100 feet between an absorption system and 100 year floodplain (Administrative Rules of Montana 17.36.918(1) Horizontal Setbacks, Floodplain). The proposed elevated sand mound would be installed within approximately 73 feet of the edge of the 100 year floodplain intersection with ground surface.  Variance 2022-023: Greater than 3 horizontal to 1 vertical slope shaped sides of an elevated sand mound (Circular DEQ4 (2023) §6.7.3.7). The proposed elevated sand mound will be contained within a concrete retaining wall around the perimeter of the sand mound instead of being sloped at 3:1 from the top of the proposed elevated sand mound to natural ground surface.  Variance 2023-007: Installation of an elevated sand mound on a slope greater than 6% with a basal soil application rate of 0.3gpd/ft2 (Circular DEQ4 (2023) §6.7.2.4). The maximum slope of a portion of the proposed basal area is 11.78%.  Variance 2023-008: Not maintaining undisturbed land area 25 feet downgradient of the toe of the infiltrative surface of the proposed elevated sand mound (Circular DEQ4 (2023) §6.7.2.4). The location of the proposed fourplex building, sidewalk, and parking area are immediately adjacent to the proposed retaining wall that contains the elevated sand mound. 3. Variance Requests by Brent and Donna Snyder, 1755 Moffit Gulch Road, COS 189, Tract 6-A West Berg Tracts, S18, T02 S, R07 E, PMM, Gallatin County  Variance 2023-001: Construction of Level II component (Recirculating Trickling Filter) in an area that does not meet the 100-ft setback to the 100 year floodplain (Administrative Rules of Montana 17.36.918(1) Horizontal Setbacks, Floodplain). Variance Request by Tracee Terranova & Joshua Holdsworth, 9042 Walker Road, COS 3017A, S24, T01 N, R5E, Tract 3A, PMM Gallatin County  Variance 2023-006: Not maintaining 50 feet of horizontal separation from a sealed component (transport line) to a drinking water well (Administrative Rules of Montana (ARM) 17.36.918(1) Horizontal Setbacks, Floodplains). The transport line is approximately 27 feet from the existing well.
