HomeMy WebLinkAbout06-13-23 City Commission Meeting Supplemental Materials June 7, 2023 Bozeman City Commission 121 N Rouse Ave. Bozeman, MT 59715 Re: ModificaCon to request zoning Dear Mayor Andrus and members of the commission, On behalf of the ownership and development team for Gran Cielo II, we would like to present a modificaCon to our zoning request. We have provided Tom Rogers an exhibit showing this request and hope that you find it saCsfactory. As a direct response to commissioner and neighbor comments we are now proposing almost the enCre easterly 40 acre parcel as R-3 and the remaining acreage to the west as R-4. Please see below for a few other bullet point comments. • Zoning buffers: As stated above, our new proposal for zoning creates a significant zoning buffer to exisCng neighborhoods by providing the same zoning (R-3) directly adjacent to R-3 neighborhoods. • Community Input: During the commission meeCng it was expressed that we, the applicant, should have further dialogue with the neighbors and where possible consider their input. We look forward to conCnuing and building our relaConship with all neighbors but would also like to highlight something that was missed during the prior Commission MeeCng. During the meeCng one neighbor spoke about how they purchased their home specifically because of a stand of trees on our property and that we the developer intended to remove the trees and didn’t care about his concerns. I think there must have been some misunderstanding with this neighbor. A]er our first meeCng with them we actually changed the proposed development plan significantly to a^empt to save the trees he menConed, going so far as to create a park directly across from his house which would include a significant porCon of the trees he referenced. • Tree PreservaCon: As we conCnue to refine our preliminary plat we are commi^ed to seeing how we can save as many viable trees as possible while at the same Cme creaCng a community that makes sense for Bozeman. We have contacted Cashman Nursery to assist us in surveying the exisCng trees to help us determine the best plan for TWO insuring the health of any trees we are able to save. Our hope for trees would be that they would be incorporated into public parks so they would be an amenity. • Preliminary Plat: A]er zoning is finalized, we will work towards a submi_ng a preliminary plat focusing on a mixed density community inclusive of various housing types.
