PROJECT NARRATIVE
The Gallatin Laundry recently underwent a change of ownership. The laundry, which had operated
in the building since it was constructed in 1917 moved to a location more conducive to their use.
That has provided an opportunity for the new owner to revitalize the building with new uses that
will compliment Bozeman’s vibrant downtown. Additionally the restoration efforts are undergoing a
Historic Preservation Certification Application (HPCA) process. The Part 1 HPCA was approved and
Part 2 of the HPCA is currently in review with SHPO, followed by the National Park Service (NPS).
All work will be required to closely follow both SHPO and NPS guidelines for historic preservation.
The proposed scope of work will restore the existing building and provide space for office, retail
users as well as a small coffee shop. No footprint or height changes are proposed. Exterior
modifications are limited to making the Bozeman Avenue entry accessible by lowering the threshold
to meet the sidewalk grade and recessing the doors into the building so they do not swing out on
the sidewalk. Similarly the existing alley entry will also be recessed to allow the doors to swing out,
without swinging into the alley right-of-way. Due to the HPCA, all restoration efforts closely follow
the original design as originally drawn by Fred Willson in 1917, and a small renovation Mr. Willson
drew in 1946. Masonry will be re-pointed and cleaned; concrete sills and details will be cleaned
and patched where necessary; the parapet will be restored to the original design intent; the windows
have degraded to a point of disrepair but will be replaced with Universal 700 series which have been
determined an acceptable replacement by NPS on past projects. The drawings included with this
application are formatted to compare existing vs proposed conditions for all work. This application
packet matches the Part 2 application packet submitted for the HPCA.
Site plan changes are minimal, converting the small courtyard at the NE corner of the site to a public
seating area.
The existing blue laundry signage at the SE corner and the laundry signage panel at the north
facade will be preserved.
The west facade previously shared a wall with an adjacent building and was never constructed to
be exposed to weather. It will be repaired and the ghosted outline of the prior building painted per
SHPO’s request.
