Dear Bozeman Community Development acting as the Zoning Commission Board,
I am writing to ask that you do not amend the Jarrett Subdivision rezoning application 23047,
as it directly and substantially impacts the adjacent homeowners’ home value, quality of life
and standard of living invested in with confidence as the city and developer initially plotted
and planned for growth for R-1.
Shifting the zoning from R-1 to R-2 sends a message of disregard for long-time residents of
Bozeman, in an established neighborhood, who made the decision/investment to own real
estate based on known area planning and zoning, in favor or developers’ interests/profit.
I am especially concerned about the lots bordering Alder Creek Neighborhood backyards on
the south side of Graf. Changing the zoning would break the integrity and planning for single
family volume. I understand the growth direction in Bozeman involves more high-density
development, and I am empathetic to the housing shortage, however decisions to
dramatically change developments that have already been planned/zoned is not acceptable.
The Board also needs to consider long-time/existing homeowners and neighborhood/standard
of living integrity.
A wonderful solution would be to maintain R1 zoning for the lots bordering Alder Creek
neighbors on the south side of Graf, much like was done in the new Blackwood Groves
development for our neighbors bordering that new development. It shows a great deal of
respect and acknowledgement for the investment homeowners have made; otherwise you’re
going to depreciate home values and pull the rug out from homeowners – a terrible way to
advocate for the city we all love.
Thank you for considering our perspective and inviting those of us who will be significantly
impacted to have a voice and advocate for the value we have in our homes and community.
