Concurrent Construction Request
Please accept this letter as a request for concurrent construction of Subdivision infrastructure
and building improvements on Phase 1-3: Lots 1-3 of Block 2, Lot 1 of Block 4, Lots 1-4 of Block
5, and Lots 1-2 of Block 6, and Lots 1-2 of Block 8 of the South Range Crossing Subdivision as
shown on the attached Concurrent Construction Plan. As shown in the concurrent construction
plan, infrastructure for the associated lots in each phase will be installed and completed prior
to the substantial completion of the structures on said lots.
As currently proposed South Range Crossing consists of a stand-alone project with 93 lots (not
including park lots) platted for development, open space, and stormwater lots. SRX LLC will
begin construction of the Subdivision infrastructure as soon as practical after engineering
approvals have been obtained, but infrastructure is unlikely to be complete prior to Final Plat. It
is anticipated that a portion of the Subdivision infrastructure will be financially guaranteed prior
to Final Plat through an Improvements Agreement.
As soon as possible after Final Plat SRX LLC is planning on developing several lots (Lots 1-3 of
Block 2, Lot 1 of Block 4, Lots 1-4 of Block 5, Lots 1-2 of Block 6, Lots 1-2 of Block 8) in the
eastern portion of the Subdivision. To facilitate building permit reviews on these lots,
concurrent construction of Subdivision and building improvements is requested. By the time of
building permit approval, it is very likely that Subdivision infrastructure construction will be well
underway.
SRX LLC understands the need for functional Subdivision infrastructure to support construction
activities and commits to the following Concurrent Construction Plan. Subdivision streets will be
improved to a gravel surface and fire hydrants activated prior to vertical construction on the
residential lots. Access to the entire Subdivision will be closed to the public until Subdivision
infrastructure is complete. Subdivision infrastructure and park improvements will be complete
and accepted by the City prior to occupancy of any structure on the concurrent construction
lots.
Prior to the Final Plat application, the concurrent construction request will be supported by the
following project specific conditions and standard conditions per UDC 38.270.30 D and
stipulated in the Subdivision Improvements Agreement.
1. The Subdivision and concurrent construction site projects will be under control of a
single entity, SRX LLC, with a single general contractor for both subdivision and site
construction. There will be no third-party builders until subdivision infrastructure is
complete and accepted by the City.

2. Subdivision infrastructure plans will be approved and financially guaranteed prior to the
Final Plat and any concurrent construction Building Permit issuance.
3. Subdivision streets will be improved to gravel surfacing and fire hydrants will be
activated prior vertical construction on the concurrent construction lots. Access to the
entire Subdivision will be closed to the public until Subdivision infrastructure is
complete. Subdivision infrastructure and park improvements will be complete and
accepted by the City prior to occupancy of any structure on the concurrent construction
lots.
4. SRX LLC will provide insurance, risk acknowledgement, and indemnification in a form
acceptable to the City prior to Final Plat and/or Building Permit issuance.
Please let us know if there are any additional conditions required to enable concurrent
Subdivision and residentially zoned building construction.
