White To:Agenda; Nakeisha Lyon Subject:Proposed Gas Station/Convenience Store Intersection of Davis & Baxter - AGAINST BEING BUILT Date:Friday, May 26, 2023 3:54:06 PM CAUTION: This email originated from outside of the organization. Do not click links or open attachments unless you recognize the sender and know the content is safe. To Whom it May Concern. I am a resident of Crossings II Subdivision on the southwest corner of David and Baxter. I amwriting today to vehemently oppose the proposal of putting a 24h Gas Station on thislocation at the intersection of Baxter and Davis. 1) There is ZERO reason we need another gas station 0.8 miles from Town Pump located on 19th and Baxter. I would like to hear the City's rebuttal on WHY we need another gas stationin a residential area and less than a mile away from a very LARGE Town Pump, also 24h and also with a large convenience store. We are also in close proximity to Smith's Gas Station, the 2nd Town Pump on 19th andCostco Gas Station. 2) This not only will bring in unnecessary traffic, it potentially will increase crime in the area and encourage overnight parking in the parking lot between the hours of 11pm and 6am whenthe store is not open and there is no monitoring of the parking lot. 3) It is also my understanding that there is a lot 0.6miles aware that is slotted for another Elementary school to be built on the SAME side of the street as the proposed gas station, thisseems like a safety issue for children walking home once the school is built. 4) Light concerns, I understand the design is for lower lighting and down lights from 11pm to 6am but you cannot convince me there won't still be a shining glow ALL NIGHT LONG andinterrupt the darkness for those homes that face the proposed gas station, as well as cars pulling in and out at all hours and headlights shining into windows. 5) Noise Concerns for residents in close proximity. I can't tell you how many times I've filledup late at night and some large diesel truck is revving their engine and blasting loud music at Town Pump...I can't even imagine how disruptive this will be to residents facing the station, especially in the summer months when windows are open; or large group of kids that want to just 'hang out' and play music and gather loudly. 6) This strip of street is notorious for 'drag racing' in the late hours of the night, this will onlyencourage this behaviour as a congration place for those that do this to meet up with a large lit up parking lot. 7) If you are trying to give another gas option on 'this side of town, then put one in where allthe new commercial space is going in at the roundabout at Cottonwood and Oak - kitty corner to the Gallatin High, they are much more in a gas/grocery store desert than the proposedlocation AGAIN being only 0.8 miles from Town Pump on the SAME STREET. And to be clear I don't think they need a gas station over there either, but certainly a better location than the proposed location of Baxter and Davis. 8) The increased traffic is a HUGE concern, I understand once Davis street is pushed all theway through to Huffine/Main our traffic will greatly increase, but with the addition of a gas station this is going to become another hub similar to the current traffic and gas station at 19thand Durston, but worse, as we are more residential than 19th Street. 9) If the city has already granted Thriftway/Gas Station approvals to build, then AT LEAST shut all services down at 11pm, lights off or very low glow lighting, no pumps open between11pm and 6am. I simply don't understand why the city feels the need to litter quiet neighborhoods with gas stations, we don't need more gas stations in this immediate area...it's just inconsiderate andpoor planning on the city's part, IMHO! Let's zone that for a restaurant, bakery, coffee house, wine bar, something that will ENHANCE our neighborhood not something that potentially become a long term safety forthis neighborhood! Please take the community comments which will be affected and impacted by this gas station into consideration and reconsider the approval of the gas station at the Baxter & Davislocation and deny a gas station at this location.
