Good morning,
I am a resident in Crossings 2.
I am against this proposal.
My primary concern with this proposed location is the increase in traffic. The other home owners, those that are
adjacent, have many more valid concerns.
Before the traffic light was put in, cars would use my road, Monida, as a short cut to Davis and a shortcut to Baxter
to avoid the intersection. The traffic impact that this gas station will create surely will bring us back into this same
situation. There are many families on my block with young children, including us.
-Does the city have a plan to combat this traffic increase? BMC 38.220.080
-How soon would this plan become a reality to adjust the intersection/streets to accommodate traffic increase?
-What are the current impact fees the city will collect to cover the cost of intersection adjustment; will this amount
be sufficient for the city to act quickly to make changes to accommodate traffic influx?
-Would the city be prepared to have patrol units monitor this neighborhood for cars that are speeding on Caspian to
Tschache or Caspian to Monida as a cutoff route to go North on Davis or West on Baxter?
I understand the growth factor and that development around us is inevitable. There are many other
commercial/residential applications that can be considered and approved for these locations, those that do not have a
negative impact on the residents.
Thank you for your time this morning.
Sincerely,
Patrick Behler
