To the City of Bozeman Department of Community Development:
We are writing regarding the Application: 22039. As current residents of the West Winds
neighborhood, we oppose the building of the Thriftway Super Stop Site Plan. We have manyconcerns including the following:
1. This proposal does not meet Bozeman’s city requirement for safe access so close to the
intersection of Baxter and Davis, as required by BMC 38.400.090. For this reason,Application #22039 and the special permit required under BMC 38.230.120 should be denied.
2. Allowing a special permit for the construction of a Thriftway Super Stop in this residential
area makes no sense. There is already a large amount of traffic at this intersection. Trafficentering and exiting a gas station so close to the intersection can create an unnecessary hazard
for cars and be a safety issue for children walking and riding their bikes to and from schoolcrossing on Baxter and Davis. Please do not allow for a special permit to build an unnecessary
gas station at this location that will put our children in danger.
3. We question the need for an additional gas station at the proposed location with there beingfour gas stations less than 2 miles from this proposed project (e.g. 1 mile - Conoco at 1876
Baxter Lane; 1.3 miles - Smith's Fuel Center at 1400 N. 19th Ave.; 1.3 mile - Costco at 2505Catron Street; 1.7 mile - Exxon at 2525 N.19th Ave.). Bozeman does not have any gas stations
in other neighborhoods and this location should not be the place to test it out.
4. This is a residential neighborhood. We homeowners purchased homes in this area with theexpectation that it would stay that way. Instead, you are now proposing that residents will
have bright lights shining into their homes 24 hours a day and increased noise levels.
5. A gas station built in a residential area will introduce light pollution, sound pollution,increased traffic to an already busy intersection, and draw transients and potential criminal
activity to a family residential area.
6. A gas station on the corner of Baxter and Davis will encourage more campers to park nearthe empty lot next to the gas station. We pay property taxes to the city and are not allowed to
live in our campers or keep them parked in our front of our homes, so why should they? Weas a city do not need to encourage the use of campers as homes in neighborhoods.
The approval of this proposed development would be detrimental to both the surrounding
residents and the community of Bozeman itself. Please reject the special permit for theconstruction of a Thriftway Super Stop in our residential neighborhood. We strongly urge you
to deny Application #22039 for ALL of these reasons.
If a permit IS given, we, as residents, would have to question and pursue the incentive behindthe decision since it does not meet city requirements, and safety is clearly an issue. We
appreciate your consideration.
