Re: Application 22039 - Thriftway Super Stop Site Plan & Special Use Permit
To the City of Bozeman Department of Community Development:
I am writing regarding the Application: 22039. As a current resident of the West Winds neighborhood, I
am opposed to the building of the Thriftway Super Stop Site Plan. I have many concerns including the
following:
1. This proposal does not meet Bozeman’s city requirement for safe access so close to the intersection
of Baxter and Davis, as required by BMC 38.400.090. For this reason, Application #22039 and the
special permit required under BMC 38.230.120 should be denied.
2. Allowing a special permit for the construction of a Thriftway Super Stop in this residential area is
unnecessary. There is already a large amount of traffic at this intersection. Traffic entering and exiting a
gas station so close to the intersection can create an unnecessary hazard for cars and be a safety issue
for children walking and riding their bikes to and from school crossing on Baxter and Davis. There are
several children that ride their bikes to Emily Dickinson as well as Chief Joseph via w route. I have
personally seen multiple accidents at this intersection already. Please do not allow for a special permit to
build an unnecessary gas station at this location that will put our children in danger.
3. We question the need for an additional gas station at the proposed location with there being four gas
stations less than 2 miles from this proposed project (e.g. 1 mile - Conoco at 1876 Baxter Lane; 1.3
miles - Smith's Fuel Center at 1400 N. 19th Ave.; 1.3 mile - Costco at 2505 Catron Street; 1.7 mile -
Exxon at 2525 N.19th Ave.) and several others close by. Bozeman does not have any gas stations in
other neighborhoods and this location should not be the place to test it out.
4. This is a residential neighborhood. We homeowners purchased homes in this area with the expectation
that it would stay that way. Instead, you are now proposing that residents will have bright lights shining
into their homes 24 hours a day and increased noise levels.
5. A gas station built in a residential area will introduce light pollution, sound pollution, increased traffic to
an already busy intersection, and draw transients and potential criminal activity to a family residential
area.
The approval of this proposed development is unnecessary and I feel this space could be better utilized to
enrich the lives of us homeowners that pay taxes and love living here. Please reject the special permit for
the construction of a Thriftway Super Stop in our residential neighborhood. I strongly encourage you to
deny Application #22039.
