Concerned Bozeman resident at Baxter/Davis. Sincerely concerned, Tim CaldwellTradewind Lane Bozeman 5/25/2023 Project Name: Thrifty Super Stop Site Plan & Special Use Permit Application #22039. The proposed location is on Baxter Lane, between Davis & Windward. 12 bay gas station (24hr?) Thrift store. I am a Home owner at Baxter/Davis. My home is located on Tradewind Lane. Our home sits south of Baxter just east of Davis. I purchased this home 4 years ago. The back of my home faces Baxter. When I purchased my home the privacy wood fence to the left and the right side of my back yard are full height. My fence at the back of my property facing Baxter is half the height. Per the city of Bozeman I was told my wood fence facing Baxter cannot be full height. Huh! But it’s ok to put directly behind my house on the north side of Baxter a Thriftyway Super Stop 12 bay gas station? Come on!! The North side of Baxter a 12 bay gas station with tall lights, 24 hour traffic, noise, homeless, and drugs, in a residential neighborhood. The south side of Baxter is a quiet residential family neighborhood with lots of kids who do not need to deal with the lights and noise at night let alone the drugs/crime and increased traffic. The City of Bozeman does not need a gas station at this intersection. 19th Ave/Baxter 1-mile Town Pump. 19th Ave 1.5 miles another Town Pump. Both gas stations on main streets extremely close. Not in a residential neighborhood. This is not servicing our community its servicing someone’s wallet. Our residential community does not want this gas station at Baxter/Davis nor do we need it. List of numerous gas stations located nearby: 1 mile Conoco 1871 Baxter Lane. 1.25 miles Smith’s Fuel Center 1400 N 19TH Ave. 1.25 miles Costco gas station 2505 Catron St. 1.5 miles Exxon 2525 N 19th Ave. THIS THRIFTY SUPER STOP MUST BE DENIED!!! Homeowner comments: 1. City should be looking at areas with commercial building, not to a single family residential neighborhood. 2. Additional noise 24 hrs a day. 3. Additional light intrusion to single family districts. 4. Homeless are attracted to these 24 hr gas station. 5. Drugs and crime are attracted to these 24 hr gas stations. 6. Excessive traffic is a danger to the children in this residential neighborhood. 7. Kids riding bikes to and from school. This proposal does not meet Bozeman’s city requirements for safe access so close to the Intersection of Baxter and Davis, as required b BMC 38.400.090.
