The proposal to construct a Thriftway Super Stop does not meet city requirements. This proposal does not meet Bozeman's city requirements for safe access so close to theintersection of Baxter and Davis, as required by BMC 38.400.090. For this reason, Application# 22039 andthe special permit required under BMC 38.230.120 should be denied. BMC 38.220.080 Traffic Generation The traffic study does not appear to consider futureincreased traffic that will be added to Baxter Lane due to the present and increased building West of Ferguson. Southbound Davis St may be considered an arterial street through town forresidents, but Northbound Davis St is a narrow single lane street lined with residential condos. Traffic entering and exiting a gas station so close to the intersection will create an unnecessaryhazard for residents and the public. Additional Homeowner comment: This in unnecessary and a bad idea considering what other options are needed or available. There are no less than 10 fuel stations within 2.5 miles of this location. None of these locations are in such proximity to impact a residential area like this one. These other fuelcenters and shops are mostly if not entirely surrounded commercially. Future development is expected; however, a 24 hour a day and 7 day a week impact has negative aspects on thesurrounding area and pushed what should be on 19th avenue into the neighborhoods. These is common area for pedestrian and bicycle traffic. This will come with added safety risks to thecommunity. There will be added noise and light pollution at most impactful times of the day (early morning and evening) for disruption in a residential area. This could result in reducedproperty values. -- James Broscheit3157 Tradewind LN
