I and the surrounding families of Baxter and Davis hope you will please deny Thriftway Super StopSite Plan & Special Use Permit, Application #22039.
Project Name: Thriftway Super Stop Site Plan & Special Use Permit, Application #22039
The proposed location is on Baxter Lane, between Davis & Windward. 12 bay gas station (24hr?) Thrift
store
B2= Community Business District. The intent of B-2 community business district is to provide for a broad
range of mutually supportive retail and service functions located in clustered areas boarded on one of
more side by limited access arterial streets.
This proposal does not meet Bozeman’s city requirements for safe access so close to the intersection of
Baxter and Davis, as required by BMC 398.400.090. For this reason, Application #22039 and the specialpermit required under BMC 38.230.120 should be denied.
BMC 38.220.080 Traffic Generation-The traffic study does not consider future increased traffic that will be
added to Baxter Lane due to the present and increased building West of Ferguson. Southbound Davis St.may be considered an arterial street through town for residents, but Northbound Davis St is a narrowsingle lane street lined with residential condos. Traffic entering and exiting a gas station so close to theintersection can create an unnecessary hazard for cars and middle school students walking and ridingtheir bikes to and from school.
Listed below are the numerous gas stations located nearby, so the need for an additional one at theproposed location is questionable. While Davis Street is an arterial street, it is also dissecting a growingresidential neighborhood that needs “neighborhood” businesses, not the ANOTHER GAS STATION.Alternative Ideas leasing pads for local business’s daycare, dentist, doctor’s office, coffee shop,café/restaurant, specialty grocery store, barber/hair salon, bakery/ice cream shop. No neighborhoodneeds a gas station with bright lights and heavy traffic! Bozeman does not have gas stations in any other
neighborhoods, and this is not the place to test one out.
Currently we have the following within 2-mile radius of the site plan location. All on main street with
traffic flow.
1 miles Town Pump, 1871 Baxter Lane 59718 (FUEL, convenience store and car wash)
1.5 miles Town Pump, 2525 N 19th Ave 59718 (FUEL, convenience store and car wash)
1.3 miles- Smith’s Fuel Center, 1400 N 19th Ave, Bozeman, MT 59718 (FUEL Center)
1.3 miles- Costco Gas Station, 2505 Catron St., Bozeman, MT 59718 (FUEL Center)
1.7 miles- Holiday Station Store, Bozeman, MT 597158 (FUEL, Convenience store and
Car wash)
Homeowners comments:
Application 22039: special permit for B-2 zoning addition of 12 bay gas station 24hr thrift store across the
street from a single-family home district. On the corner of Davis and Baxter.
-comment on the addition of Traffic to an already busy area. The city should be pushing traffic to areas
like 19th not to single family residential neighborhoods. Additional problems this type of a project brings
to a single-family residential neighborhood.
- addition of noise 24hrs a day.
- addition of light intrusion to single family districts.
- pollution of fuel trucks and fuel in the area.
- 24-hour lighting and open establishments attract homeless people as Town Pump has seen.
Allowing a special permit for this area makes no sense. There is already too much traffic in this area. We
see a bunch of middle school and elementary school kids riding bikes around and crossing Baxter and
Davis all the time. This will be a terrible addition to the intersection and needs to be greatly opposed.
