Dear Lynn,
My concern with this project is the use of Ivan Drive for the development traffic. According to the traffic plan Ivanis to be used as a secondary, not heavily used street. I do not understand the logic of using a street that hassignificant safety issues when there is a safe exit within feet of Ivan.
Safety issues include a ninety degree turn, the street is less than ten steps from any of the Homestead Townhomesfront doors. Ivan was not designed for through traffic (which is evident if a person comes and looks). Otherconcerns are speeding, impaired drivers, safety for people walking (there are no sidewalks or room for any), threechildren eight and under currently live there as well as some elderly individuals.
I urge you to not include Ivan as an extension of this high density development. Just because there is an easement, itdoes not make sense with two other entrances to 3rd Street alone and the number of proposed cars moving daily.
If the development ends up insisting on using Ivan, I honestly feel the following should be implemented. A writtenstatement from the City of Bozeman that they will maintain Ivan. The HOA has kept the pavement in excellentcondition as well as snow removal. Secondly, that speed bumps be placed at each end of the current Ivan Drive.
