Dear City Commission & key City management/leadership & Staff as appropriate on Canyon Gate:
I am emailing to ask that F.2 item be pulled off Consent Agenda at your City Commission meeting
tonight TUE 5/16/2023.
To help the fact that the City Commission strongly supports connection of Canyon Gate Blvd to
Northview St in Legends II,
I ask you to discuss and consider the following actions:
1) State your City of Bozeman support for Applicant/Developer to update their existing submission to
Montana Department of Transportation (MDT)...
a) To request the WIDTH of access from HWY-86 / Bridger Drive -- Bridger Canyon Road be at
least 35-ft (instead of just 26-ft.)
+Compare--All local / internal roads are at least 35-ft in width within a 60-ft Right Of Way
(ROW), plus provisioning for snow/ice is key!
+Make Arterial access sufficiently wide to invite and support folks and traffic heading back from skiing, the
'M' & Drinking Horse Trail
+SAFETY will be increased via a wider access (35 = 26ft + 9ft) so turn-in from HWY 86 is safer for speed
transition & trucks/deliveries etc
+Joey/Sanderson Stewart for Applicant stated 4/18/23 that it DID look like MDT was going to
approve RIGHT-IN / RIGHT-OUT for reloction of direct Arterial access to C.G. Commercial (since full
left/right access is otherwise too close to Story Mill Rd intersection.)
+Support change now to allow construction this summer for the future to help increase
visibility/access/success for shopping/visiting C.G.
+Vocal and/or written support from the City of Bozeman / City Commission would likely help MDT
consider 35-ft (vs 26ft) & approve it
This point was asked of Developer on the Zoom between Legends II and HomeBase/Canyon Gate with
City Engineer present 5/15/2023. Developer/Applicant representative did seem to agree with this request,
but I am writing to you as City support would most certainly help!
This would be a WIN - WIN - WIN for Developer & success of Canyon Gate, for the surrounding area plus
public, for the City & Safety.
B-2M zoning, especially the Commercial part, should have and prioritize traffic to come directly from the
Arterial Hwy86/Bridger Drive
2) Give your City Commission support to City Staff / Transportation & Engineering to draw a map to
illustrate & add helpful signage
b) Request that City Staff provide written explanation and support for what can be done to
alleviate perceived impacts to and within Legends II
+Northview ST connection with Canyon Gate BLVD is needed for connectivity of neighborhoods & is
essential for increased walkability
+RIGHT-OUT on Northview ST to access Bridger Drive wilth ALL-WAYs turning into Northview ST
help LegendsII, area & C.G.
+Canyon Gate connection to Sprit Crossing Lane (on North) and with Maiden Spirit St (on East) arerequired by City as Public Roads+The Northview ST connection of Canyon Gate Blvd will help off-load most all of the traffic from CanyonGate, needed due to kids, bikes, school bus stop, pedestrian crossings in open space areas, etc. WithoutNorthview ST connection, traffic-->Maiden Spriit+Northview+ Alley potentially, too+Legends II owners/residents voiced concerns for feeling that if C.G. connect to Northview ST, that trafficmay increase for them
City Commission can ask City Staff / Transportation & Engineering to consider signage and otherappropriate means to state/show:c) RIGHT-TURN only from Northview STd) Close-up view of how the sidewalks, curbs, and traffic routing can be directed via street designe) Perhaps Signage that for the Alley that says "Local Access Only", and/or "Alley - 30ft width", to aidtraffic to NOT CUT THRUf) Can a Speed Limit be set lower for the Alley, like 15 MPH so that folks will slow down, and those notliving there will divert other ways
It was stated that while the City wants the Canyon Gate connection to Northview St, residents/owners feltthe City is pitting folks against one another.
Please make the choice tonight to help and give direction, so that the required VOTING owners will bebetter informed, and that the Northview ST connection will be made for the benefit of all... City, Area,Canyon Gate, Legends II, surrounding neighborhoods, and those driving past Canyon Gate who maydecide instead to slow down, turn in, and shop or visit this destined Commercial Node.
