Hello, My name is Louise Bretney. I am writing this on behalf of myself and my husband, John, who
reside at the West Peach Condos. We are responding to the Project #222375 – North 3rd
Apartments – adjacent to our condo complex. We realize the need for affordable housing inBozeman and welcome the project in that regard. We are, however, concerned as to theenormity of the project and the resulting impact on street parking in the area. I have puttogether some facts and figures regarding our concerns for your consideration. The proposed development, from what we understand, is providing 271 for 216 units (11 lessin the winter due to snow storage). Even though this meets code and even exceeds code (afterapplying the reduced parking incentive allowed by the Affordable Housing Ordinance) , ourconcern is that this does not come close to providing enough off street parking. According tomy estimations, there would be a need for 352 parking spaces. ( **see below ). This will leaveapproximately 80 cars looking for street parking – more during winter months as cars competewith snow for space.
From our observations, 3rd Avenue, along the proposed development, as well as nearby streets
( Peach between 3rd and 4th Ave. and the first block of Cottonwood) cannot hold this numberof parked cars alone. At best, 60 spaces would be available with about 20 cars looking forparking elsewhere. (***see below). In addition, these numbers do not take into considerationparking for the BMX park during the summer months or parking for guests that come to visitthe residents of these 216 units.
We’re concerned about both congestion and safety issues – especially during the winter. 3rd
Avenue is narrow and there would be issues not only with parking but navigating during thewinter months with cars packed on both sides. Also, residents may need to walk 2 or 3 blocks
to get home.
I’m not certain what the best answer is, but reducing the number of units appears to me anobvious one. For example, if three of the buildings were reduced from four to three stories,
that could be a reduction of 24 to 30 parking spaces (estimating 8 units per floor). This couldmake a significant difference.
I hope this information has helped shed some light on this matter. Thank you for your
