Hello,
I am writing to oppose the acceptance of application 22039. This project would be extremelydisruptive to this residential neighborhood in these key ways:
24hr operation is intrusive and unneeded and should only be allowed for the higher-
density commercial traffic areas It is redundant as there are already two 24hr town pumps less than 2 miles away on 19th
lighting/signs add further light pollution during nighttime hours, not conducive to familyhousing & neighborhoods.
It offers no elevated, only the lowest quality offerings of beer, food & coffee not equalto the value of the area homes
It drives more traffic through neighborhoods and increases speeds enormously (see theexcerpt from pg 4 of Addendum doc)
Existing volumes on Davis Lane = 5,579 VPDExisting Davis approach volumes = zero
Future volume on Davis Lane = 6,300Future Davis approach volume = 1,478 VPD (Too Much)
This project will transform a relatively quiet neighborhood into a high-density pathway. It isunnecessary in this area and should move down to Valley Center Road, a distance away from
this neighborhood but close enough to service the area.
I urge you to fully reject this plan. Or extremely augment the plan to a non-24-hour store withdesign & offerings that blends into the fabric of the area.
