The proposed building meets the NCOD guidelines in the following ways:
1. Height.
The immediate neighborhood is a mix of one story, 1 ½ story and two story residences. The
proposed 2 story building has a total height of 31’, nine feet lower than the allowable 40’,
making it compatible with the neighborhood.
2. Proportion of windows and doors.
The proposed project has a solid and void ratio that is consistent with houses with the district.
There is a mix of paired windows and single units that is simialar to many adjacent houses.
3. Building Masses.
The proposed project consists of a primary volume with lower garage and connector volumes
plus an attached front porch that is consistent with the massing of most houses in the area.
4. Roof shape.
Having a main gable with a secondary cross gable plus a secondary shed dormer the roof
shape is consistent with the surrounding houses. While the parapetted front porch roof is a
more contemporary design element, the overall scale and use of a broad front porch is very
consistent with adjacent residential structures.

5. Scale.
The main body of the building with it’s lower scale connector, garage and front porch is
consistent with other houses in the district. Also, the lower shed roofs on the south and north
side of building visually reduce the visual height of the building
6. Directional expression.
The proposed horizontal siding is consistent with most houses in the district.
7. Architectural details.
The exterior trim and the exposure of the horizontal siding along with the accent shed roofs
and brakects are consitent with the details within the district.
8. Concealment of non-period appurtenances.
There are no visable pieces of mechanical equipment
9. Materials and Colors.
The proposed colors, dark siding with white exterior trim and windows are consistent with
colors within the district. The primary siding material, horizontal lap siding, is consistent with
most houes in the disctrict. The limited use of steel siding as an accent is a more contemporary
material but it’s horizontal orientaion is consistent with traditional siding materials in the
district.
