116 S. 11TH AVE CONSISTS OF TWO STRUCTURES, ONE DETACHED SINGLE FAMILY HOME AND ANOTHER DETACHED OUTBUILDING / GARAGE. BOTH THESE BUILDINGS ARE OF NON-CONTRIBUTING HISTORICAL VALUE PER HISTORICAL SURVEY FROM 1984.
RECOGNIZING THE HISTORICAL NATURE OF THE AREA AND THE USE OF SMALLER OUTBUILDINGS ALONG ALLEY WAYS, THE PROJECT DESIGN FOCUS IS TO MAINTAIN A SMALL FOOTPRINT AND APPROPIRATE ROOF AND VOLUME PROPORTIONS.
THE CHOSEN SALTBOX ROOF STRUCTURE STYLE WAS COMMON AMONG SMALLER BARN AND OUTBUILDINGS OF THE DAY. THIS DESIGN ALLOWS THE USE OF THE EXISTING ROOF PLANE, MINIMIZING OVERALL IMPACT TO THE EXISTING STRUCTURE AND ROOF PLANE ALONG THE PROPERTY BOUNDARIES.
THE PROPOSED PROJECT WILL REMOVE A PORTION OF THE EXISTING GARAGE FOOTPRINT ALONG THE EAST ALLEY, AND BRINGING THIS AREA INTO CURRENT U.D.C. CONFORMITY DURING THE NEW CONSTRUCTION PHASE.. THE NEW FOOTPRINT HAS AN ALLEY LOADED GARAGE OF 15X24FT = 360 SQFT) AND SMALL 360 SQFT ADU ABOVE. NEW CONSTRUCTION WILL NOT ADD ANY NEW STRUCTURAL LOADING TO THE EXISTING STRUCTURE. WHERE NEW AND OLD ROOF TIE IN OCCURS IS CONSIDERED A HINGE POINT, AND EACH STRUCTURE WILL ACT INDEPENDENTLY.

THESE DOCUMENTS ARE NOT TO BE REPRODUCED IN ANY FORM AND THEY ARE NOT TO BE USED BY THE PROJECT OWNER NOR ANYOTHER ENTITY ON ANY OTHER PROJECTS EXCEPT BY WRITTEN AUTHORIZATION AND PERMISSION FROM THIS DESIGNER
2.CONTRACTOR SHALL VERIFY ALL DIMENSIONS AND CONDITIONS SHOWN ON THESE DRAWINGS AT THE JOB SITE AND SHALL NOTIFY THE DESIGNER ORGENERAL CONTRACTOR OF ANY DISCREPANCIES, OMISSIONS, AND/OR CONFLICTS BEFORE PROCEEDING WITH THE WORK.

10.CONTRACTOR SHALL BE RESPONSIBLE FOR ALL CUTTING, DRILLING AND PATCHING REQUIRED FOR THEIR WORK AND NOT DAMAGE OR RENDER OTHERWORK AS UNSATISFACTORY IN THE PROCESS.
11.CONTRACTOR SHALL AT ALL TIMES KEEP THE PREMISES FREE OF ACCUMALATION OF WASTE MATERIAS OR GARBAGE. PREMISES TO BE SWEPT CLEANDAILY OF REALTED CONSTRUCTION DEBRIS. AT THE COMPLETION OF THE WORK, LEAVE THE JOB SITE FREE OF ALL MATERIALS AND BROOM CLEAN.
12.DO NOT SCALE DRAWINGS. DIMENSIONS SHALL GOVERN. LARGER SCALE DRAWINGS GOVERN SMALLER SCALE DRAWINGS.
13.PATCH ALL AREAS WHERE FLOOR IS NOT LEVEL OR TRUE PRIOR TO INSTALLING FLOOR COVERINGS OR CARPET.
14.CONTRACTOR SHALL PROVIDE ALL BLOCKING REQUIRED FOR WALL MOUNTED ACCESSORES, CABINETRY AND APPLIANCES AS NEEDED IN ORDER TOACHIEVE A STRONG AND DURABLE MOUNTING OF SUCH ITEMS.
15.UPON COMPLETION OF THE WORK, CONTRACTOR SHALL WALK THROUGH WITH DESIGNER AND COMPLETE A PUNCH LIST OF ITEMS TO BE CORRECTED ORCOMPLETED. FINAL PAYMENT WILL BE CONTINGENT ON COMPLETION OF THIS PUNCH LIST.
16.ANY CHANGE WHICH RESULTS IN EXTRA COST REQUIRES AUTHORIZATION FROM OWNER OR DESIGNER PRIOR TO PROCEEDING WITH SUCH CHANGE.
17.THE SAFETY OF ERECTION, BRACING, SHORING AND TEMPORARY SUPPORTS IS THE SOLE RESPONSIBILITY OF THE CONTRACTOR WHO IS RESPONSIBLEFOR SAID SCOPE OF WORK. THIS CONTRACTOR WILL BE RESPONSIBLE FOR THE STABILITY OF THE STRUCTURE THROUGHOUT CONSTRUCTION.
