HomeMy WebLinkAboutSitePlanNarrativeSite Plan Narrative Upland Way Condominiums Residential Condominium Development S35, T01 S R05 E – 17 FM 1595 Plat 2775 Baxter Lane Bozeman, MT 59718 “Upland Way” is a proposed residential condominium development, in an R-4 (Residential High-Density District) zoned property located on 2775 Baxter Lane in Bozeman, Montana. The project will be located on approximately a 2-acre parcel. Water and sewer mains and services will need to be installed to serve the development. The site plan is to provide 2 – 21 Plex units consisting of 9-1 bedroom units and 12- 2 bedroom units a total of three stories high standing just over 41’ in height. The total floor area for the development is 19,602 square feet, 9,801 (first floor) square feet per building. Phasing is proposed. Parking for the development will be located East and North of the condominiums. Seventy-five parking spaces are required and seventy-nine parking spaces will be provided for the future condominiums. Car ports will be provided for forty-four parking spaces located on the East and North side of the parking lot. Open space will be provided by a combination of balconies and common open spaces. The common open spaces will be located between the two buildings and at the North end of the Site. Access will be provided by a full access from Baxter Lane. The required stormwater retention/detention facilities will be a combination of surface and subsurface facilities. CILWR is proposed as well as CIL of full parkland dedication, if required. Previous correspondence is included for previous CILWR payment. Phasing is proposed for the project. Phase 1A and 1B will be for the South and North buildings. All of the underground infrastructure will be installed at once. The North end of the parking lot will be used for the contractor’s staging area. All the water, sewer and storm utilities will be installed, along with all hardscape. Sidewalk in front of each building will be installed with that respective building.
