PROJECT NARRATIVE
Project: Stockman Bank Drive-Up
For many years, Stockman Bank has desired a downtown Bozeman location. A few years ago, they acquired
the Snowload Building at 8th and Main. At this location, Stockman desires a full-service facility, including a
walk-in bank and drive-up bank.
Currently, a portion of the ground floor of the Snowload Building is being renovated into the walk-in bank.
This Site Plan Review is for the creation of the drive-up portion of the facility.
Along with the Snowload Building, Stockman purchased the parking lot across the alley to the north and a
parking lot to the west along Main. The proposed drive-up is to be constructed in the east half of the north
parking lot.
The project consists of a single 536 square foot drive-up bank building serving four lanes of traffic. The four
lanes are covered by an 1,859 square foot canopy. The single-story building is 19 feet tall, with a parapeted,
low-slope membrane roof. The architectural expression is reflective of the Snowload Building, including flat
arches, a metal entry canopy, and brick walls with concrete masonry unit base, colored and textured to
match. The building includes a roof-mounted solar photovoltaic array that will generate all the energy
required to operate the drive-up bank as well as feed excess power to Stockman’s operation in the Snowload
Building.
Functions in the drive-up bank building include a small customer lobby with a single transaction window, a
teller line serving the four traffic lanes and the customer lobby, an employee restroom, and support spaces.
The parking lot will be renovated to include 18 parking stalls. Once the drive-up bank project is complete
there will be a total of 53 stalls after accounting for parking on Stockman’s adjacent properties.
Pursuant to the pre-application meeting held in May 2021, a waiver from conceptual review has been
requested and the signed letter for this is attached.
