NOTICE OF A PUBLIC HEARING FOR A
MAJOR SUBDIVISION PRELIMINARY PLAT APPLICATION
This application is evaluated against the municipal zoning criteria of state law, 76-3-604, Montana Code Annotated, which are contained
in Section 38.240 of the Bozeman Municipal Code. Approval or contingent approval may be granted if the City Commission determines
all criteria are met.
The public may comment orally at the public hearings or in writing at or prior to the public hearings regarding compliance of this application
with the required criteria. Comments should identify the specific criteria of concern along with facts in support of the comment. During the
notice period the City will continue review for compliance with applicable regulations.
At the City Commission’s public hearing the Commission may act to approve, modify, or reject the proposal or continue the
public hearing to another date. The City Commission may revise any of the proposed actions referred in this notice during the
public hearing process. Protests must be delivered to the Bozeman City Clerk, 121 North Rouse Ave., PO Box 1230, Bozeman,
MT 59771-1230.

Project Name: Nexus Point Major Subdivision Preliminary Plat Application: 22246
Summary: Application to subdivide a ~20-acre parcel into 3 blocks and a total of 11 lots for residential, commercial,
open space, City Park, and public street development in an R-5, High-density Residential and R-O, Residential Office
zoning district. Six of the lots are buildable, 3 are common open space lots, and 2 lots are public parks. There is an
approved Master Site Plan and approved Phase I Site Plan for mixed use development of this subdivision land in 2
phases providing a total of 240 dwelling units in several multi-story apartment buildings, 2 two-story office buildings,
parking, landscaping, common open space, and 2 parks (Projects 19262 and 19263).
Parcel size: 19.998 acres Location: 2085 Arnold Street on the west side of S. 19th Avenue
between Stucky Road and Graf Street.
Legal Description: A Tract of land being Lot 1 of Minor Subdivision 235B, situated in the Northeast ¼ and the
Southeast ¼ of Section 24, Township 2 South, Range 5 East, P.M.M., City of Bozeman, Gallatin County, Montana.
