Greg,
Thanks for continuing to coordinate with us on the 5th & Main Residences project at the NE corner of N. 5th Ave. and
Main Street in downtown Bozeman.
As part of our site plan review process with the City of Bozeman, we are required to get written confirmation from utility
providers that lot frontage utility easements are not needed where this project fronts on N. 5th Ave. and Main Street as
the building is proposed with zero-lot line street setbacks and utility access is toward the alley. Would you be able to
confirm that NorthWestern Energy does not need lot frontage utility easements on N. 5th Ave. and Main Street with the
proposed development? NWEnergy does not need lot frontage utility easements on N 5th Ave and Main Street;

besides the point of issue with the street lights we have been reviewing along Main Street. Also, this assumes that
there are no street light requirements along N 5th Ave that arise through your approvals with the City.

Hello Cody
Yes, we got the plans and I reached out to Greg Gannon and had a conversation with him on their scope of work and
will try and coordinate & utilize as much of that as we can. We’ll put a plan together and figure a cost soon and let you
know. As far as the lot frontage utility easements along 5th ST & Main ST we currently have no system plant there or see
the need to have.

Cody,
Yes, I’ve had a preliminary look at the site plan and the identified conflicts with our existing infrastructure. What is your
estimated date for relocation work to begin and is the hotel part of the same project/ownership or different?
Regarding lot frontage utility easement: Lumen will not be needing a lot frontage utility easement along 5th Ave N nor
along W Main St. We would continue to use the alley access.

You are correct, I was thinking this was the hotel plan. However, I do not have any fiber on that block and your
plans do not impact us.
Montana Opticom does not need lot frontage easements on N. 5th Ave. and Main Street with the proposed

Hi Ryan – thanks for reaching out,
It’s good to know you don’t have any overhead lines to relocate. I bet the utility easement change you are referring to is
for the hotel project located just west of us. We are working on a multi-story residential project on the NE corner and
I’ve attached our current demo and site plans (and NWE's plan just in case). Please let me know if you have any
questions about this project or what is being proposed.
As part of our site plan review process with the City, we are required to get written confirmation from utility providers

I reviewed our plans for future build and we do not have anything on 5th or Main which would require frontage
easements. We do however have an attachment planned for one of the poles which is being removed. I’ll make sure
that our plans remove that pole.

Hi Sid,
Thanks for the info. I’m looping in the Owner/Arch/Contractor team for this project. I believe we are targeting June to
start site work with demolition of the existing buildings and imagine we’ll want to get the overhead moved early in the
process since it runs directly over the back of the Bamboo Garden building and we need to dig foundations at the edge
of the alley.
Would you be able to provide a response regarding the need for any additional 5th Ave. or Main Street lot frontage utility
easements, or is it assumed that since it is the City’s conduit path that it belongs in the right-of-way like most of
downtown?
Thanks!

Cody,
I’ve looked at City of Bozeman, who owns that conduit path, and the Bozeman Fiber as-builts from 2016. I’ve attached
them here. Please let me know if you have any questions.
We are underneath the sidewalk in the City R/W N/S on 5th to just north of the alley and we are underground E/W to the
existing pole (that appears to be staying). I believe when they relocate the aerial lines then we will be parallel to where
they City of Bozeman conduit is located. Do you have any idea when that project will be happening?

Hi Greg,
Here are our latest site plan and demo sheets as well as NWE's initial plan and a coordination map I started putting
together. There is another hotel development in progress on the other side of 5th too that is coordinating to bury the
overhead lines heading further west. Our NWE engineer is Greg Gannon.
Sorry these didn’t make it through last week – let me know if you have any questions.

Hopefully you received our plans and NWE info last week regarding relocating the overhead utilities for the 5th & Main
Residences project. I don’t think your lines will be affected but let us know what you need for any further coordination
on that. I also talked to Blackfoot Communications and it sounds like they are running in your conduit along 5th Avenue
and do not have any overhead lines in the area.
As part of our site plan review process with the City of Bozeman, we are required to get written confirmation from utility
providers that lot frontage utility easements are not needed where this project fronts on N. 5th Ave. and Main Street.
The building is proposed with zero-lot line street setbacks and utility access is toward the alley. It looks like Yellowstone
Fiber typically runs beneath sidewalks in the City right-of-way as it currently is the case along 5th Ave. Would you be able
to confirm that Yellowstone Fiber does not need any additional lot frontage utility easements on N. 5th Ave. and Main
Street with the proposed development?
Please reach out with any questions.
