BMC, Table 38.320.050 “form and intensity standards for mixed-use and other non-residential buildings” 5’ setback at rear setbacks and alleys.1. A 5’ setback is present at the alley, however a portion of the footprint extends beyond the guidlines set forth by the BMC. The condition along the alley takes place at the parking garage and is described in the following departure narrative along with solutions and criteria for approval.
PROPOSED DEPARTURE NARRATIVE:
The project will use the current alley for access to utlity services as well as the residential parking garage that features the required on-site parking of one spot per unit based on the design guidlines laid out in the BMC. This alley has a standard 5’ set back met at utility locations as well as vehicle access locations; the project is asking for a departure for the remainder of the facade. The departure would match other encroachments along the main street historic settlement where buildings along the alley have zero lot line conditions. The proposed layout steps back at the intersection of the alley for increased visual access and the increased square footage allows for each unit to be able to safely park and access their vehicle and bicycles 12 months out of the year.
With this departure there will be no protrusion into the alley. All dumpsters, gas meters and snow storage will be located outside of the 20’ alley. Snow management for the length of this area,~125’, along the south side of the alley will be located in the parking lot to the north that is part of this property. The meters(gas and electric) as well as the heated dumpster tip pad will be located within our property lines, near the northwest corner of our lot.
