Dear Commissioners and Mayor-
Thank you for voting to deny the zone change for the Cloverleaf development in the NeHMU
district. I agree with the UDC code that B2-M should have direct access to an arterial, beserviced by public transit, and be a commercial node. Tucked in the corner between E. Peach,
N. Ida, and the RR tracks, this area currently doesn't meet that criteria.
Additionally, I agree that B2-M does not belong in that area (yet) even though it is listed onthe FLUM. Perhaps it was an error when it was overlaid on the NeHMU site or perhaps the
Community Commercial options are too broad and not a one size fits all. In either case, itseems that a subjective individual analysis per site upholds the Bozeman Community Plan
rather than simply using any category within the Community Commercial designation as agiven "right".
Thank you again for your sensitivity to the area and its current zoning, not using the FLUM as
de-facto zoning, and for upholding the intention of the Bozeman Community Plan in regardsto the preservation of neighborhood character.
